This happened to me. When you move out the landlord has 14 days to pay it back.
If he does not, send a letter telling him that you will take legal action, if he does not pay up with in 14 days.
At this point go to the CAB.
After the 14 days. You can take him to court. You do not need to go to court and do not need any legal help. It can all be done here:-

Its very easy. Will take a while. They will send him a letter giving him another 14 days to despite it. If he does not he will have 14 days to pay. Worked for me.
Also once I had done this. I wrote to the local tenancy leasion officer of the borough, and told then what had happened.
Do what you can, My old land lord ran the shop below too. So I rang the environmental healft officer and told them, I had seen rats outside his shop.
If the guys whats a fright, give him one. Get what you can out of him. |

It is illegal now for a landlord to not give you your deposit back if everything is in good order with the dwelling.
There was a law passed recently to stop all these scamming landlords preying on the people who really needed their deposits back.
Go to your local trading standards. |

Don't panick, get legal advice from Trading Standrds or Citizens advice. What ever you do don't tell the landlord what you're going to do. Let the legal eagles deal with it. |

I had the same problem with a reputable estate agent but as i moved 200 miles away they just fobbed me off long enough for me to tell them to stick it i would seek legal advice and failing that you know the old saying don't get mad get even |

This very same thing happened to me, my Iranian slum landlord has done everything to avoid returning my deposit, even lying about supposed damage to his property by my pets. Fortunately I had the carpets cleaned when I left and took photos because I expected he was going to be difficult. I applied online to the Small Claims Court (variable cost) and he has so far written one letter to the court lying about the alleged damage. The Court sent us both a letter asking if we'd consider mediation to settle the matter without going to court (if you refuse you may be liable for the other sides costs!) I replied indicating I was, he hasn't replied. The Court has now given him until early April to respond, if he doesn't they will rule in my favour. I fully expect he/his family will claim he has returned to Iran, when a Land Registry check I did previously revealed he has owned/lived in a huge house worth probably in the region of 750,000 - £1 million. I recommend spending the £70+ it costs to apply to the court yourself, they are very helpful and the process has been designed for private individuals avoiding the need for Solicitors. The process is slow, but who knows maybe he will pay up when he gets a copy of your application. Good luck. |

I appreciate this doesn't help but a landlord did me over some bond money so when i left,i stuffed bacon and burgers down the back of the water boiler! chances are they would have had to dismantle the system to get at my picnic!!!!!! |
