Help, how much roughly will I need to pay to rent?
When I will start my apprentiship I should be earning at the least £10,000 a year but thats not including tax etc.
Me and a friend earning very similar want to start renting a flat but were not very fussy all we need is one furnished and with 2 bedrooms. We are looking now but wont be renting until August, wat price range should I be looking at to live comfortably?
We dont want it too far from where we work, outskirts of Bristol is where we are looking.
Please help, as you can tell we have hardly any idea what to do and we need some tips to get us on track!

well you should be able to find a property for you both, you can either go through the council or private rent, i have included a link for property rentals.

I don't think you afford much maybe try house sharing or similar. You probably shouldn't spend more than 30% of your net earnings which will be about £680 a month 30% of which is £200 a month, I suppose if there is two of you, you may just aout find a flat somewhere for £400 a month... don't forget bills, council tax and living tho! For a furnished flat in the Bristol Area will pay well over £1000 a month, and that does NOT include bills, food and travel. A lot of landlords will ask for a month's rent as a deposit, so you will have to pay 2 months when you move in.

Hi there,

If you visit http://www.thesalarycalculator.co.uk it will tell you what your take home pay (after tax and NI has been detracted) will be for any annual wage.

If you are going to try to arrange somewhere to live BEFORE knowing your exact wage, then imagine it will be £10k. Don't overestimate - it's best to stay on the safe side. Then, if you end up being paid more, it will be a bonus.

You should be taking home about £700 per month.

What you need to do is work backwards. From £700, subtract the following things:
> Electricity, gas and water (if it is not included in the rent). This could vary, so ask relatives for ideas, but my bills are about £70 per month for a 2-bed flat with a TV and computer usually running.
> Phone line and bill - check BT website
> Council tax - check your local council website - ours is £100 per month
> Internet, if you have it.
Then your personal stuff:
> Mobile phone bill
> Travel costs
> Food shopping - at least £25 p. week (£200 p. month)
> Extras: i.e. hair cuts, clothes, lunches, socialising (£100+ per month?)

What you are left with is what you can afford to pay.

Make sure your friend does the same for her outgoings, as her personal ones might be different. Then add together what's left; and this is what you can afford.

As a guide, you should spend no more than half your salary on rent: preferably 1/3. So you would be looking at about £300 per month each - a property of about £700 per month.

Two of my friends earn about £15k and they rent a place for £700 including bills.

£700 would be your max; I'd look between £500-£600; according to my calculations - but it's important to do your own, as only you know what you spend. But be realistic!! Don't cheat!

First of all start checking the Property To Let ads in your local paper and Estate Agents as this will give you some idea of what local rent levels are. Remember too that you will have to pay a deposit (usually one months rent) and the first months rent in advance of moving in. Shouldn't be a huge difference between furnished/unfirnished and you will probably still need bed linen, kitchen utensils etc. Also factor in the Community Charge and water rates etc. Property prices vary depending on the standard of the building so check if there is double glazing and what type of heating system is installed. You should be able to find out your future wage then calculate tax, Nat Ins etc from info on the Inland Revenue website to help you budget. Rent, fuel, food and transport costs to work should all take priority over clothes and partying and if sharing with a friend figure out a few house-rules before you move in to prevent arguments later. Your local Citizens Advice will have info on tenents rights and may have a list of local landlords - they could also help you figure a budget. Enjoy the freedom!!

im not sure about in UK but here in aus for a partly furnished(just the basics-beds table chairs couch..) the girls ive helped put in homes pay an average of $200 a week, thats about $100 each. For a fully furnished it usually averages about $250, sometimes up to $300 a week, which is $125-$150 each. Thats AUS dollars, i think UK dollars are double of that...not sure. Call some apartment complexes and see if anyone has any places comign available around the time you are looking. Its hard to get a 1st rental, just keep looking!
