well every state has different prices in labor, supplies, and land value. if you are serious about doing this you should search the net for information on being your own contractor and sub out the work...it'll save you a lot of $$$! also, look into a construction loan, that will set boundaries for money being spent the right way for the land and cost of building the house and you dont have to make payments on it right away like most conventional loans and mortgages..... |

Is this way out in the country or merely an area where ALL the homes are this big? Believe it or not $250,000 is not much money in some parts of the country.
Does he intend to live in this house for a very, very, very long time? A custom house should be carefully designed for possible re-sale purposes. It should not be TOO customized to the point that other people ask "what were they thinking?"
And why on God's good green earth are you going to invest a quarter million dollars together with someone you are not married to? Have a VERY good lawyer make sure your title and rights to the house are carefully protected. And for God's sake don't drop any babies without a marriage license. |

websites like realtor.com or your local real estate multilist site, as well as the real estate ads in your local newspaper, should be a good source for information about the value of homes and 1-2 acre vacant lots in your local area. The value of the houses may not have any relation to building cost, however. But you should be able to find cost information by talking to a local builders association, or possibly a good real estate agent. For ex., in some parts of the country, you can build a house for about $100 per square foot. In other locations, it may be more or less. You need to talk to someone local. One way might be to find a house that was just built and is similar to what you would like, and ask the builder what it would cost to build something similar for you. |

We built a 1700 sq ft house on a bit of land (27 acres) that is 10 miles from the centre of the city.
The land today would cost about 300,000.
We built a house that is a solar heated design, single floor, with a lot of our own labor.
The cost for materials and the small amount of contracted labor was 20,000 plus cost of landscaping well, and septic system that added another 12,000. Today I expect that those costs would have doubled. But today we would no longer be able to do that labor.
The amount that a house will cost is expressed as twice what you budget to spend on it
We were targeting a house that would cost 20k, material cost only. But we had to pay for some services we had not planned for. Most people who set out to build will come up with a reasonable budget for what they want. But it will usually cost twice as much. |

it will come down to two keys - both of which you will want to research for your area
1. one or two acres of land will vary greatly depending on the area you want to live in and if it has been developed much or not. land in montana is way cheaper then land in california. check out the area and work with a broker that specializes in land sales. if it is undeveloped land it will be less expensive but you will need to add a lot of cost for electricity, water, road, septic/sewer system, etc to make it buildable.
2. the cost of the home can be less expensive feature for feature than something already built. the good thing about it is you have an opportunity to influence the design, material and features of your home. if you have a flair for organizing or design you can take on certain aspects of the construction process. this can be a huge challenge though so think it through.

So make a house with $500,000 and sell it for a million.
Right now i have families in Iran, Dubai and in UK doing this and is very profitable.
But if you just want a good house of your own model it is best to build your own

There is no website to "look this stuff up."
First issue - the land. You have to make sure that the land is zoned to do what you want to do, that bringing utilities to this land is not cost prohibitive (check first, it can be tens of thousands of dollars), and that you are not in a flood plain or some other zoning that prohibits development.
Next, there is no "average sized two story." There are amenities that any builder will charge you for, and you will have to take your architetural drawings, or your ideas to a builder and go from there.
In my area, residential building starts at about $120 a square foot. I don't know what your "average sized two story" equates to, but that might give you some estimate. Building costs vary greatly by area, and that could easily be doubled in your market. And if you want amenities, that price can jetison in a hurry. |
