like the old saying goes..... if you do not know what your doing.. don't do it. Especially in legal transactions and brain surgery.

Considering the market conditions in GA, I can understand why you would want to avoid the commissions owed to a realtor. However, after floundering on the market for a year, consider that you will have paid another year's mortgage payments and another year's taxes. Not to mention that most for sale by owner homes end up overpriced by an average of 15% which ends up lowering the final sale price considerably. Would that add up to what you would have spent on a realtor? Wouldn't you rather get the job done rapidly and professionally? You wouldn't attempt to give yourself an appendectomy, would you? How much is it worth to you in order to save that six percent?

I've seen too many people in my area try this and fail miserably. Though I wish you the best, you should know you have a hard road ahead and with no experience in a tough market, you may have bitten off more than you can chew.

There's a reason Realtors make so much.


MIND THE GAP
Would you do surgery if you did not know how to do it?

You shoul not sell your home yourself if you do not know how to do it. You could make a mistake that could cost you many thousands of dollars.

There are plenty of good, inexpensive books that will tell you exactly what to do. Local book store, Amazon or your public library.

get you independent Inspector and he will apprise you property and from there he will tell you how much the properties around your are are selling for and take it from there

That's exactly why you should hire a Real Estate Agent to help you out. Being your first time, it could be a disaster and it's the perfect opportunity for you to learn from your Realtor so the next time you can do it YOURSELF.

If you don’t want to use an agent, you can instead use a real estate attorney. There are a lot of legal and financial issues surrounding a home sale, and you do not want to fumble along by yourself. In my opinion, the major trade off to using an attorney over an agent is that the attorney will likely start charging you from the first day you contact them, and you will have to pay them to review any offers you get even if that offer does not result in a sale…the great thing about real estate agents is that they don’t get paid until you close on a sale – meaning that if they don’t sell your home, you’re not out a dime to them.

Sell alone, and you are out of pocket for advertising (your agent would have paid for this whether your home sells or not) and you must be available at all times to answer phone calls about and to show your home; if you had an agent, the agent would field those calls and take care of showings. Not to mention that not using an agent cuts you off from being listed on the majority of real estate websites since they pull data from the MLS.

Most people do not do well at selling their own home, I don't recommend doing it especially in this market

The first thing a potential buyer is going to ask for is a percentage off the top for the money you would have paid a Realtor. And statistics show that Realtors get 16% more for a property than FSBO.

But, if you are set on doing it yourself, do what a Realtor would do: Market the property.

Don't spend a bunch of money on FSBO websites or sales packets, there is a glut of FSBO websites and I don't see any of them with a strong market share or success rate. And there are a bunch of weathered FSBO signs in my area, telling me that there house isn't selling.

I get a fair percentage of my listings from people that tried for sale by owner, so give it a shot, then call a Realtor when you are ready to sell.
