With a £20k deposit you should be able to get a mortgage although I would avoid the high street if I were you. Go and see a specialist mortgage broker who deal with bad credit mortgages - they should help you. Bear in mind that the interest rate offered to you if your application is successful will be considerably higher than if you had a squeaky clean record.

how bad is ur credit? less than 600 score might be tough but not impossible. since u have 20,000 down u will be able to get a mortgage, shop around with different lenders and compare rates, mnake sure uget a 30yr fixed!

How much is the house that you are trying to buy? If it is less than 100k, then thats' a 20% DP. You will find a few that will work with you, but as already mentioned, your interest rate may be in the teens if your credit is characterized as poor.

Find an advisor that repair your credit. Within 4-6 months, it is not uncommon to see a score boosted by 100 or more (I had mine go up 134 in 6 months).

As far as will you struggle all depends upon your income. Lenders usually wont borrow a 1st time buyer money if their debt/income ratio approaches or is over 50%.

Of course you'll struggle. That's just common sense. What you need to be asking is how you can bring up your credit rating, and for that, you don't need to be posting the question here. You need to talk a professional.

You need to go to an independent financial advisor. A bad credit rating need not be a problem especially as you have a good deposit.

Have you sat down with a mortage broker? Because they might be able to find a bank that will approve you based on your personal credit history...

Another option is to try to get atleast 25% down on the house. Our mortgage broker told us that he can get virtually anyone approved at good rates if you can get 25% down.

Otherwise just keep work on getting you credit up. It doesnt take long and you can save alot of money in interest over time. Home Buying is a good investment for people with good credit. Many people are so in love with the idea of owning a home that they get hooked into terrible interest rates and end up losing money. When in the end they would have been better off renting.

Check with agencies like HUD. Me and my wife are going through a similar situation. There are many first time buyer programs through local and government agencies that are designed to help people that are in less than desirable positions.
