High end laminate or hardwood flooring?
We've been looking at new floors for a few years now and are now in a position to do it. I want laminate (I think) but am always confused by the laminate v. hardwood discussion. I found some beautiful Pergo laminate that comes in random lenghts, has beveled edges, and sounds good when you walk on it (Pergo Traditional Vintage- lifetime residential warranty- $5.16 sq ft.). I am still wondering if it wouldn't be better to put down solid maple. I know it's expensive to install (the laminate is $2.50 sq ft to install) but think that the boards themselves are probably similar in price.

Our house is in a higher-end subdivision and we don't plan on moving but (since I moved a lot as a kid) I always I want to make sure when a change is made it is one that increases the value of the house. So...does anyone have any thoughts on this? Thanks for your help!

I have had both Pergo floors and True Hardwood and I loved them both for different reasons. The pergo will not warp as badly if something is spilled. And you can use nail polish remover on it to get up stains. It sounds good and feels good as well. It did add value to our first home, but that was at a time housing prices were soaring and I lived in a typical income neighborhood and 99% of the homes around me only had carpet and vinyl flooring.

Hardwood is beautiful and a little bit harder to maintain. Our dishwasher leaked which discolored most of my kitchen floor and a year later boards began wharping. So I will have to replace my kitchen floors, but insurance is helping me out on that. I now live in a higher end neighborhood where about 75% of the homes have hardwoods, so Pergo would decrease my home's value. On the other hand, the economy is decreasing my home's value all buy itself.

I really enjoyed my Pergo floors and they were much easier to keep clean with 3 kids, but the hardwoods are beautiful and you will usually get a return on an investment in hardwoods. Both floors were a pain to put in, so I suggest you hire someone to do it for you!

Agreed. Laminate - no matter how "nice" - is ALWAYS downmarket. Go with the real thing; beyond appearance its value lies in that it can always be refinished (especially if you change your decor).

Previous owners of my home installed laminate flooring and it was a negative when we were ready to sell. They look nice, but everyone said they preferred hardwoods. The laminate is in the kitchen and has a big ugly nick in it where someone dropped something heavy. It doesn't look like wood when it's nicked. If I had a choice, I would choose real hardwood.

If you have a choice, and can afford it hardwood is always the way to go. Laminates do not hold up to kids, pets and just normal living. Most have at least a 15 yr warrantee. It will end up paying for itself in the long run and if you decide to sell in the future, the warrantee is transferable to the new owner. I can almost guarantee that you will be happy you spent the extra money.

I have had both and in the long run the hardwood was best for wear. And since you have a high end home I wouldn't put nothing else in but hardwood

Pergo is a really good brand and I think it is going to come down to your personal preference.

My husband and I moved a hardwood floor from one room to another (historic home - wanted the bigger room for kitchen and a smaller room had damage) and it isn't difficult to DIY if you are so inclined.

The advantage to hardwood flooring is that you can strip it or sand it down to get a good looking finish again. If Pergo gets damaged, there is no choice but to replace the board and that could be a pain.

Hardwood floors are more expensive for a reason. After 20 years of wear and tear, you just bring out the ol' sander and breathe new life into them! A laminate floor will simply wear away and reveal the nasty base color they used.

I live in a 107 year old colonial with the original 2 inch wide plank floors. Wouldn't trade em for Pergo even if someone else paid to install it!!

I have never seen laminate that didn’t look fake. If you’re in a higher end area, when you do go to sell, buyers will be turned off by fake wood. Equate it to having white appliances instead of stainless – buyers in a high end area don’t expect to see lower end materials.

The HUGE benefit of wood is that once it’s down, you can refinish it several times over its lifetime. It might seem like a bigger cost now, but you can get away with never having to replace that floor again in your lifetime. My wood floors are 50 years old. We just had them refinished for what we think is the second time, and our floor guy said they could probably be done again in the future.

If you're house is in a higher end area, the hardwood flooring would almost be required to have. Laminate flooring would decrease the quality of your home and therefore the price of your home. You may be able to find a place that will sell you the hardwood flooring at a somewhat discounted rate so don't hesitate to look around and price shop. Just my 2 cents.

Obviously some of these people are living in the past. Laminate has changed a lot in the past few years and now there is wide plank laminate that is not only beautiful but does much better in tougher climates for wood (i.e. South Florida) than old hardwood.
