Declutter, depersonalize and clean.

Check out http://www.hgtv.com for loads of articles.

Price is king right now, you have to price appropriately to sell quickly. Have your Realtor run comparables for what houses are selling for and price accordingly.


Landlord
List will WELL below the appraised value. Those are the ones selling right now. If you don't you have to wait until the present wave of investors has bought everything they can.

watch those shows on HGTV that show you little tips for sprucing up a house to sell. make sure the yard is clean and neat. make sure the house is clean. fresh paint can make a difference. don't let the house be cluttered when people come to buy--pack stuff up

Well I can tell you what I know. We just sold our home in 3 days, and are getting ready to close on both homes, new and old, next week. Get rid of any and all clutter that you may have in your home, that will make it look so much bigger and nicer if you don't have nick nacks everywhere. Also, depending on your home, and where you live, price it well under what others are asking for their homes in that area. People selling homes in our area are asking $250K, and those homes aren't moving, our neighbors house has been on the market for almost a year, and as far as I know they haven't gotten much activity on it. So we asked $199,9 and we got 3 different offers in 3 days and took the highest which was over what we were asking for (not by much but was still over and our home won't be on the market for 1+ years). So find out from your realtor which price ranges aren't moving in your market and set your asking price below that. Our realtor was very honest and told us up front we could sell it for $250K but homes in our area are staying on the market for 6+ months at that price, so at that point we had to decide, do we want to sell quickly and get into a new place, or do we have the time to sit and wait. So be very aggresive with your price, and make sure that your realtor is doing all that they can to make sure that they are getting your home listed in every magazine, internet, and realty tv show that they can. You are paying them good money to sell your home, make sure that you are getting what you are going to be paying for. Good luck

it depends on how quickly you need to sell,if you want to sell quick you will not get the maximum for your home, one of the firms in the papers will buy it at about 12% below the market value

Stage your house to make it look more presentable and pretty. Even if you dont live a specific way, you gotta think about what other people are looking for. Take away ALL clutter that is visible. Hide it somewhere. When we go out looking for homes, clutter is really distracting. If you have any window treatments or area rugs that appear outdated or drabby, replace them with something new and neautral. It makes a HUGE difference. Just make sure everything is clean looking, especially kitchen and bathroom. People hate looking at anything remotely dirty. Make sure your lawn in in good shape, and if there are any overgrown bushes that may be blocking the house, trim them down. It's visually appealling and people like that. There are many more probably, but really, clutter and neatness is the biggest thing. Oh, and if you have kids, make sure you keep all of their toys, etc in their rooms only or a playroom, not in the living/kitchen/dining areas. Also, a big thing is paint. If you have any odd colors in the home, like reds or blues or greens, I would paint over them with a neautral color. NOT WHITE. White is too sterile and is only really good for a bathroom. Something like a pale beige or very pale yellow would look nice in any room. I know its not really a big deal, but people hate painting, especially every room. Even if you only do a couple rooms, it will help a great deal. Good Luck.

offer it as a rent to own. Collect 10-20k as a non refundable down payment and hope they default. Over 5 years you will make as much in down payments and rent as you could sell it for and still own the house

The only advice that will help you right now it that if your bottom line price does not reflect the current market value than it isn't going to sell. What you paid, what you owe and the assessed value have nothing to do with home prices right now.

My husband and I are looking for a new home in the upper medium price range and I have been to about 57 homes in the past few months and I am disgusted with how many times these homes are filthy. We have walked in to homes with dog poo on the floor, a kitchen floor that clearly has not been swept in a month and no matter price the house is if it is filthy than that is a huge factor for a home buyer. I don't mean to suggest that your home is dirty (I am sure it clean) but it is something to be aware of.

I live in MA and homes that are selling right now are selling for 60-70% of what they were worth 18 months ago.

Paint the walls white and remove everything off the coutners and make bread or brownies and leave them out the smell rememinds them of home and the white paint is like a clean canvas if you have green walls they may not like green so not even think of taking the house. And the less cluttered the bigger it looks also open curtains and blinds hang mirrors to make the place look bigger and they can see them selves in the house. Good luck :)

Paint your place, clean up the garden, make sure the house is always super tidy for any viewings.. Always be ready.
Make the house as presentable as possible..the better it looks, the more likely it is to sell. If listing with an agent, make sure they are taking good photos.

Get a killer realitor. The one that out sells everyone else. Not your spouses Friends uncle. Well worth the cost if you need it sold quick. Find out what is selling in your area, how long it is taking to sell and what they are getting for it. All questions they can awnser. Then take about half your junk out of your closets, clean off your kitchen counters, trim the hedges, paint/replace the front door and back bread when new people are going to be showing the home. Plenty of "tricks" and again, your "topgun" realitor is where they are because they are better at what they do then most.

Lower the price. Make sure your furnishings and decor are neutral, organized, and in decent quality and condition. Get rid of clutter. Make sure your house is clean and smells good. New carpet and fresh neutral paint is always good. Spruce up your front yard/landscaping.

Price your house around or below a current appraisal value....Have a reputatble appraiser appraise it for you....it will cost money ($200-500 depend where you live) but worth it. Also, have a home inspection ($100-350 depending on area you live) Also well worth money as you will find out what would flag on an inspection and sink the deal. This way you can price accordingly and figure out what you would contribute to buyer having to make repair, or if you lower price and sell as is....
Next give it curb appeal....clean up the yard, clean the exterior, hire a professional cleaner to thoroghly clean the interior. Paint as necessary. Clean out junk and get rid of clutter....make it clean looking....Anything you will not take with you on move, throw out now....Remove a lot of personal effects.....Keep it furnished...an empty house is much harder to sell than a furnished one.....

Find a reputatble, agressive real estate person.....and a reputable mortgage broker to pre-qualify prospective buyers....

Have agent hold open houses and heavily advertise home.

Move out! It may sound daft but an empty house sells quicker! It gives the buyer the impression they can move in straight away plus they are not distracted by your furnishings (no offence but people like to imagine their belongings in place!)
