Call your local HUD office. They offer first time home buyer classes that help you go through the whole process of buying a home, including avoiding predatory lendors and how to get a better rate for your interest. I am planning to attend one of these classes in my area in the next couple of months so that I can get into a house too. Good luck. This is the biggest expense you will make, don't go to a realtor or mortgage broker first. They may know a lot but the first thing they are looking out for is their bottom line and how much they are going to make off of you. There are too many people getting stuck in the fine print of their mortgage contracts and losing their home. It's just too important not to do right. |

I think you need to make a budget first, to see what you can afford for payments.
Then start looking for houses in the area that you want to live and within the price range you can afford.
Then once you find a house got to the bank and make sure you are approved for the loan before you buy. |

First thing's first, make sure it's in your budget. Remember that in addition to paying the mortgage each month, you'll have utilities such as heat/electric, sewer, and trash pickup. Are you ready to mow the lawn and shovel the walk when it needs to be done? You'll have to buy all your own appliances (unless the house includes them, which they often do) as well as pay for all your own repairs. Don't forget property taxes!
If there's even the slightest doubt in your mind as to whether or not you're financially ready for this major step, DO NOT TAKE IT. A good middle ground you may wish to consider is to buy a condominium. That way you get the best of both worlds--you have a lot of the same advantages as living in an apartment, but you own the condo so you build equity. Later when you're ready to own a home, sell the condo and use that for a down payment on the house. |

The proper way is to contact someone in financing first, and get "pre-approved". They will get some basic info, run your credit, and tell you what price range you can look in. They will then give you a pre-approval letter that will then be given to the realtor. Most realtors won't even talk to you unless they know you are a serious customer, and not a serious waste of their time. Then the process takes care of itself. The pre-approval letter is like an outline that will give you your boundries so that you don't end up in over your head. Good Luck! |

As a first time buyer it's best if you are represented by your own buyer agent who will represent your interest and not the sellers. There is a great website run by the National Association of Exclusive Buyer Agents where you can learn a lot about buying a home. They will also refer you to one of their Exclusive Buyer Agents who can help you.

The first question to ask, is can you afford a home and all the associated costs? Often times a condo is more affordable, as you don't have those unexpected things to deal with! You should calculate what amount of your income can go towards housing (I believe the rule of thumb is no more than 30%.) You should check both of your credit scores, as having good credit is imperative to getting a loan with a good rate. Do you plan on having children in the near future? You might want to check into the school systems and pre-k services that the town offers if so. These are just a few basic things, but talking to a licensed realtor will be helpful, once you decide. First and foremost, know how much house you can afford. And, have a sizeable down-payment which can help you when it comes to affordability.
Second, focus which area of your community you most desire to live in. Have a back up plan in case your first choice is priced above your means.
Third, buy a home that currently meets or exceeds your family's needs and requires little or no improvements.
This formula will change based on your personal needs which include distance from work, family, etc. But if you develop a plan based on these three major areas, you are certain to get the home you deserve.
By the way, it is currently a buyer's market. Look for homes that have been on the market for sometime. You are almost sure to find a home at a great price that meets your needs.

congratulations. 1st thing is you need to look at your credit and see what is there that needs to be taken care off. next you get in touch with someone who can qualify you. you have to know what you want and see what your budget is. you get pre-qualified 1st. Know how much you can afford to pay and then get a pre-approved mortgage. Look at what properties are available in your market in your price range by visiting websites like Realtor.com. Make a list of things that you must have and would like to have in a home.
Then start shopping for an aggressive buyer's realtor. That's a shark who will get you the best price for what you're looking for. Don't waste their time. They'll lose interest after spending a few days house hunting with you. Tell them what you don't like in a home that you're not interested in. If there's one you like say nothing more positive than "it's nice". Never say "We love it". After you decide which home you want ask the realtor how much you should offer. Reduce what he/she said by at least 5%. When the seller makes a counter-offer say you're not interested and wait. They'll almost always come back with another. Take 2-3% off that and the house is yours.
I've never been to house closing where the sellers didn't scowl at me. If they're in a good mood you paid too much.
