House not selling, is it the price?
I live in Baton Rouge in a great area and have my 3 bedroom 1 bath home listed at 155,000. I have shown it 3 times. and has been on the market for 3 weeks. Need some honest advice. Address is 4068 Fleet Drive, 70809 and is listed on Zillow. My house is the cheapest in the area. Please help me figure it out

Baton Rouge isn't as depressed as rest of US due to hurricane sending people to Baton Rouge. Are you FSBO?

It's price or appearance that is detracting. Have you freshened it up with paint and decluttered the inside? Price seems ok from here. IN fact it could be too cheap and they think it has major problems. One BA is a detractor, though, everyone wants 2 BA, or 1.5 BA. Everyone wants a MBR with its own BA. Curb appeal is important--take a serious look at your home from street--if it's not appealing they won't come in. Three weeks isn't a long time to be on market.

Suggest you contact two realtors for market analysis, letting them know you're considering going with them. Listen to them, ask what to do to best show home.

3 weeks? You need to have a little patience.This is a bad market and it may take a couple yrs. Ive had a home for sale for 3 years at my payoff amount and it wont sell because the market is terrible.

Three weeks is not a long time to be on the market at all.

Please consult a competent real estate specialist in your community. Prices on Zillow may not be very accurate when home values are dropping.

Price is why your home won't sell. It may NOT be because your home is too expensive for the neighborhood. It could be due to your home having an incurable defect (bad layout, noisy location, bad neighbors, no curb appeal, ugly color, bad internal furnishings). Again, ask a competent real estate professional for advice.

In this market three weeks is nothing, most houses are sitting for six to twelve months

Look this is your problem buyers are looking for the magical words: foreclosure or short sale etc

Also are you offering a 3% to buyer’s agent?

If you are selling by your self, many agents in principal will not show your house even though its illegal and a violation of the anti trust act it does happen

The key to selling a house is not only price but several other factors including getting the right people to see it, and having it in it's best light when it is shown.

All the factors have to click to get a sale on a house, especially now in the hard housing market today.

We sold our house last year at this time, after just under 8 months on the market, and there are still SEVERAL houses for sale that we looked at buying well over 2 years ago!

One of the key factors in selling our house when we did was our agent. Our first agent we had for the first 6 months did nothing to promote our house. He promised a lot but after we signed, he refused open houses, refused ads in the paper and magazines and everything. He also refused to drop the contract so after the 6 months was up, we dropped him.

Our agent we got the 2nd time was agressive, having several open houses, having it on several websites, TV stations and in newspapers and magazines. It was just over 2 months when we had our first offer and then another. Our agent was wondeful and I recommend her anytime a friend is thinking of selling or buying.

One of the things mentioned by the buyer about why they chose our house, was it's cleanliness. We have 4 children and were living in the house at the time of the sale, but I was very careful to keep everything spotless. Things like cleaning off light fixtures, using high watt bulbs (for brightness) shining sink fixtures and mirrors, cleaning light switchplates, etc. all show your home in it's brightest and beautifulest state. Don't have clutter anywhere..... if you have to get storage or store things at a friends house, but do not have excess anywhere in the house. The house must feel open, clean and inviting... like they want to be there.... "stuff" gives people the opposite feeling.

Also, don't go too cheap on your house... first of all because buyers want to find a "bargain" so they will try to talk you down on whatever price you list it at and second of all because it can give the feeling that if it's way too low something must be wrong with it.

It is very hard to sell in this market, but don't give up... hard work and agressiveness will get the sale. GOOD LUCK!

Not listed with a realtor? Are you offering a fee to a buyer's agent to bring clients? Advertise that you do!!!!

Some realtors blackball FSBO homes.... So I have heard.

Honest advise, you're doing pretty well considering the market. Have had mine on for more than 3 weeks and NO showings. Held 2 Open House, and no offers.

So no I doubt it's your price, but you might consider some incentives for buyers, closing costs or a life insurance policy like one guy did.

Your house looks very nice and well staged inside. My main thought is the the spring sales season has not really geared up yet in most areas so three weeks on the market is not very long.

Also, I noticed that you house looks like it has a converted single car garage. That can make some people shy away because they worry about whether the addition was legal and other people just really want a garage to store things in.

Just give it time. Three weeks isn't very long and it looks like your price is reasonable. Plant some pretty flowers by the front door and you will have a buyer in no time. Best of luck!
