1. Clean the house inside and out. Not just clean but SPOTLESS.
2. Put in new white berber carpet
3. Stage the house by renting "staging furniture" to make your place look bigger
4. If you live in the house, remove all personal items like pictures, toys, diplomas, collections, your lava lamp and Little Billy's finger painting.
5. Store all the furniture you do not absolutely need
6. Fix all the cosmetic damage
7. Paint the inside of the house eggshell white or other neutral color like Navajo white
8. Paint the outside fixtures (e.g. fences, trims). Outside painting of the house is usually a net-sum zero gain for the value of the house. If your painting is tatty, offer a painting allowance.
9. Hire a good agent with a proven record, not some newbie agent
10. Buy new plants to put outside the front walkway
11. Weed, water, clear, trim and generally clean up your yard
12. Hide your garbage can in the back.
13. Whenever showing your house, make sure you are NOT there.
14. Make sure your house is priced reasonably compared to neighborhood comps. Don't just make up a price. Consult your agent.
15. Spackle your walls.
16. Caulk your sinks, tubs, toilets (an alternative to all this "fixing" is to put a repair allowance in the housing price so that prospective buyers don't get all worked up over cosmetic blemishes).
17. Don't use the fireplace. Keep it pristeen with firewood "ready to go", but never lit.
18. Keep all curtains, shades up and pinned back to allow better lights. Also, doors (except closets) should all be open when showing the house.
19. Replace all broken light bulbs.
20. Buy a Christmas centerpiece and additional pine aromatherapy as an olfactory sales pitch.
We pulled out all the stops in our house and sold it for a record price 2 years ago that has never been topped even today. It wasn't even close to being the nicest house compared to comparables. |

get the house as empty as possible it may sound ignorant but if someone sees in there eyes "ugly furniture" then they may not be intrested make the house look brandnew put down o fresh coat of white paint those colored walls have to go and put down some cheap comercial carpet that come in new homes nice new white carpet and nice white walls make the house look very clean neat new fresh and turn key get the outside of the house powerwashes and get the shudders painted with a nice semi gloss paint just make it look new a fresh it will sell in no time. |

Make sure that your home is clean, not cluttered, if there is water damage on walls, ceiling, and basements. No mold. Make sure it is cosmetically in tact. If they buyer's decide to get a home inspection, the home inspector is gonna tear the house apart. That is his job. If you are working with a realtor, have that realtor walk thru the house and let you know what stands out. I have so many suggestions. Let me know if you need help selling your house. You've received the best answer (and that can be done at the cheapest price): get rid of some of your furniture, to make the house look as spacious as possible. This can be done easily and cost efficiently by renting an appropriate sized storage locker. (This is what my wife and I did when we were selling our previous house. When we moved into our new house, we moved our storage locker contents at the same time.)
If your home is on the market now, I wouldn't recommend too many renovations at this time. However, someone has recommended cleaning and this is another great way to freshen up a home. Make sure walls are scrubbed and free of as many marks as possible. When your home is going to be shown, try keeping fresh flowers in the rooms.

you need to remove things from your home to make the house look bigger. If you can rent a storage room and store stuff there. Remove extra chairs from the table or love seat or chair from the living room ............bookcase magazine rack kids toys etc anything that you really DO NOT need that will help each room look bigger. Less means more! Remove pictures off of walls that look cluttered. Pack out of season clothes in storage bins instead of leaving them in the closet. makes the closet look bigger! |
