Having a house is an investment, but comes with more responsibilities. Keeping up with the house and yard, property taxes, utilities, mortgage, downpayment, covenant rules.. etc etc.
Plus it's nice to call a place your own and you have a driveway! More privacy, more space, and appreciation of value.
Apartments can be nice, but you lose a little personal freedom. You can't renovate or customize it (at least to a certain limit). An apartment can sometimes be just as expensive as owning a home, but you don't own anything.
Think secrurity deposits, pet deposits, pro rates, first and last month, utilities.
It's a personal choice, but from a financial and investment point of view, I'd go for a house. If you have good credit and the market is good. I'm talking about a small home though. A nice starter home. |

in five yrs after market corrections, after u saved lots of money- cause u renting or at the folks house, after you increased ur yrly$$ twice over, after u read '48days to work u love' 'total money makeover' 'house buying for dummies' then go look for a house on fixed rate 30 or less yrs mortgage.
Sorry guy in todays market u really are not making enough cash for anything except in the worst part of town.
renting allows u to change as ur jobs education, life challenges change. a house will be like an Edsel around ur neck. |

I would buy a small single house and not an apt or townhouse. If you don't mind neighbor noise, then go for the apt, but If you like your peace and quiet, go for the single home. Resale might be faster on a townhouse or apt depending on the area your live in. |

if your able to BUY. BUY. after twenty or thirty years of renting
you'll own nothing. after you retire you'll still have to pay rent.
yes you'll have the responsibility of taking care of the property but it will be yours. find someone to go with you and look for a fixer-upper in a good neighborhood. if you don't know how to fix-em up, you'll have plenty of time to learn. that's what home depot and Lowe's are for. they'll give you advice.
happy hunting while i still have to pay real estate taxes i haven't had to pay a mortgage payment in over 20 years.
nothing like having your own and that way no landlord can tell you what to do. it's the American dream. just make sure you don't get in over your head. life's full of ups and downs.

Well based on your income, you're not going to be able to get a whole lot of house. How much do you have saved up? If you can put up 20% or more on a house, that might be a good idea. Look for a "fixer upper" that might require a few repairs or improvements. But you'll also need to consider the cost of owning a home: home owners insurance, maintenance, improvements, lawn care, pest control etc. etc.
Some sellers of existing homes will offer Homeshield. This is a warranty for a time after you buy the house. If something in the house breaks or needs attention, call them, pay a deductible, they fix it.
New homes traditionally come with a 1 year builders warranty. The exception is that you don't pay anything if something comes up.
The advantage of a house is that it's yours! You build equity that you could eventually borrow against to expand/improve the house.
An apartment is the way for some people that don't want the reponsibility of a house. Apartment rent can range from low end of $450 to high end $1200+ depending on where you live. Renters insurance is a must! The premiums for insurance vary from state to state in the US and the amount of coverage you want.
With an apartment though, you have little privacy, almost no outside space to play or store large items, limited parking. Some apartment complexes do offer luxuries such as pools, tennis courts, free cable tv, free water, garages (for an additional fee), exercise areas. Another con of apartment life is that if you want a pet, you might have to pay a hefty pet deposit if they make a mess. These fees are usually non-refundable. Most complexes do have laundry facilities.
The main pro of apartment life is that if something breaks or leaks, call the office, they fix it.
Have you talked to your parents? Get their advice. Talk to your friends, both ones that own homes and ones that already live in apartments. Good luck on finding your first place!

Buy what you can afford! Just remember there are extras cost involve in buying/owning your place, like property tax, closing cost, down payment, HOA Fee (if any), fire insurance, and home warranty. Also remember to only depend on your own income, if you can't pay the mortgage with only your income, then don't buy! Hope this help a little. |

Rent. Rent. Rent. And invest your savings, so that when the housing market stabilizes you'll be in a great position to buy. Oh, and be sure to establish/improve your credit. This will pay off big when you go to get a mortgage. |

Hello, are you being kicked out? If not, I would stay as long as I could, save up your money!. Sure 25 years old is getting up there, but if you are OK with it, you can save a lot of money living with your parents. Probably not the politically correct thing to do, but it does allow you to save some money
