I would choose the school first and then look for the best property that I could afford within the school catchment area.

what do you mean by crappy? Unsafe or most of the houses are trashy looking. Cause if it's unsafe then the small house, but if the other houses are just junky then the big house

It won't matter how big the house is when your kids can't go outside and play because the neighborhood is too dangerous or your car keeps getting stolen. the key to real estate is location, location, location.

teeny house in a good area. Especially where kids are considered. Found that the smaller the house the more cozy you become as a family...more chance for interaction, which is very important.

Routine comfort is utmost important.

I would consider a small house in a good area, and build up from there,(no pun intended) a large house in a poor area could be very difficult to sell on, however, a smaller house should be relatively easy, and guaranteed, also, you must think of the kids education.

Look at it this way...

Buying a big house in a crap area means you will have room for all your material items and your children. However, you will worry at night about people breaking in hurting you, your children and your property. Plus, you will have to worry about your children more when they play outside. And, it is much harder to sell a house in a bad area then a house in a good area, so you may get stuck with that house for a lot longer then you wanted to be.

With a tiny house in a good area, you will feel safer, your children will feel safer, and you will be able to sell the house sooner (assuming you own the house). Plus, there are tons of things you can do to make a small house bigger, like capitalizing on attic space for storage or getting a storage shed, adding bookshelves, and using wardrobes.

For me, it would be the tiny house in the safe neighborhood all the way. My family's safety and my safety always come first.

Buy the smaller property because you can always look out for something bigger a little later on.
