There is only one way to sell a house fast, and that is to price it correctly. If you hold out for a higher price, you have to wait for someone who is desperate. When you lower the price enough, you will have multiple offers.
The best way to get a fast sale is to ask a price that is lower than any other house in your neighborhood, and even then there are more houses for sale than there are buyers.
As your agent what would make your house better than any of the others he has for sale. |

Your problem lies in the fact you are trying to sell into one of the worst real estate markets of all time; buyers are looking for the words foreclosure/short sale hence why the builders can not compete with new homes, basically lower the price and wait it out if you must sale then it maybe a short sale |

Selling a home is not difficult, even in this market but it is important not to be over priced and try to make your home more valuable than others. Clean it up, take out any and ALL clutter... Yard clean up fix obvious broken things... paint make it neutral colors. I once had a house it was painted purple... couldn't sell it... finally painted the purple color over with a neutral color and sold in less than 10 days and settled 30 days later... It's not hard just needs to be priced right and look right too.
If you want it to sell FAST then sell it! My opinion on lowering price is not the same as most realtors... if you lower your price you get lower offers but you cannot be over priced wither and the price has to look the value. Want me to list a house and get top dollar I want it perfect looking... Keep it cluttered then low price is where I will suggest and take it otherwise use another realtor, you will do nothing but waste your time if the house is not looking ready to sell and you are asking top dollar...
Sell it FAST discount the price... and make it LOOK worth more.

When a person buys a home they look at what value they are getting.. Although the style has much to do about liking a home it is also value. A good realtor will sell value... But you can do the same by expressing value.
What sites are you advertising on. Are you priced correctly. Are you asking for offers? Don';t wait for them to make an offer. Houses do not sell themselves.. you need to show the value, ask questions and listen. Don't talk too much...

List it for C.H.E.A.P. Have it in perfect shape, new paint, new flooring, new everything. May not be practical but if time is more important than money that is what you have to do and still it may not work. The market sucks in most places.
List it with a Realtor. People who will make a profit from selling your home will work harder than a free web site ever will. |
