I'm a landlord in AZ and you have rights....You need proof of the uninhabitable conditions and then......go to the Secretary of State website.....the entire Landlord/Tenant Act of Arizona is right there.
You are allowed to break your lease, but you have to do it right....It is way too easy for a landlord to get a judgment and garnish your wages if you don't do it right....
In fact, state law of Arizona provides that tenants are to be provided with a copy of the ACT or information where to obtain a copy for free....If your lease didn't include that...well, that can be Landlord violation #3......
Also, you can pursue back rent and damages if you go to small claims.....It's very straighttforward and you have a case....
Get the Arizona Landlord's Desk handbook....at the library....that's what I did and I followed the rules and evicted my tenant in 19 days.....and that's with the laws favoring the tenant....
Just follow the rules and you can legally get out in a week w/ no repercussions or credit damage....and sue him |

most states require a 60 day written notice but if the place is as bad as you say you may have an out look in the phonebook for a landlord tenant review board they may be able to help you |

well...when you break your lease, you usually have to pay something because when you moved in you signed a legal document saying if you broke your lease, you would have to pay X amount. It's in your contract, and sorry to say, there isn't much you can do about it unless you go through legal services...which costs...so I am not sure it is worth fighting |

If the landlord does nothing to correct the bug infestation you have a grievance to get out of your lease. The easiest way is to find another renter to take your place, the landlord can't hold you to continue your lease if you found a replacement. If this is too difficult for you to do the other option is to visit a non profit law office in your area to get more info. There are often such law offices in cities where lawyers who actually want to help people donate some of their time. They would be able to inform you of steps you can take to get out of your lease if you have a good reason such as a bug infestation that the landlord does nothing about. But getting another renter is the easiest way out. You just have to talk with your landlord first to be sure they are in agreement so all goes smooth. You have rights as a renter and should at no point feel trapped in a lease. You find another renter or file a complaint against your landlord with your Town Hall's housing authority if there is a real reason and you will be out one way or the other. From personal experience the easiest way is talk with the landlord and come to an agreement, maybe you'll have to pay for advertising fees in the paper so they can find another renter. Good luck |

if the aprtment is not taking up like in maintenece you can break the lease if you have just cause. if the land lord wont fix anythign and wont do anything for the vandalism and the house is in very poor condition and can be called such as a health hazzard. you can move out and break the lease it is easy if he enters the home with out 24 hr notice. as well as you can probly contact the health board or human rights i know in canada we have this place called the rentals men it is a goverment organization that over sees the ladnlord tenants rights and stuff liek that , but if you feel you health is at risk you should be able to break the lease. take pics b4 you move. of the damages he wont fix as wlel as all the health conditions and its good to have a note fom your dr. |

Get yoiur copy of the rental agreement in hand--sit down and study it carefully for any "loophole" clauses that may be there---there are usually two or three things that are in almost every agreement of this type that allows for a-- release from--
allowance
The other method yoiu could take is to start reporting the sanitary conditions at the place to the authorities--not over and over to the same dept. (then they just write you off) but every couple of days pick a brand new agency to report something to--do this and in awhile--the trouble of dealing with the outpour of agency inquiries and inspections will so annoy the management--they will be thrilled to see you go---probably help you pack and pay for the van |

contact a lawyer that handles tenant law and represents tenants az is really funny on landlord tenant laws and alot deepens on the county you live in you also need to make a copy of your lease write a letter to the landlord highlight on the lease copy any-places the landlord has broken the lease agreement send the letter list your complaints and send it certified return receipt . |
