You would just have to get what is called a "no docs" (as in no documentation) loan. They are quite common, and readily available with good credit and down payment. Try Bank of America.
If you got married, your spouse's income would be figured in, so it would likely result in you getting a better interest rate, as no doc loans are (usually) higher. |

don't buy a house without income even if you can. Unless you can pay the whole cost of the house with cash. there are enough foreclosures as it is, do not be another statistic. |

If your credit is good ENOUGH, and your lack of a job at the moment does not imply a lack of a career, you can still get a loan. You won't get the best terms. Your credit will have to be 'good' as in you've financed things in the past and paid the off and so on, not just 'good' as in you're not in debt and don't have collectors after you. One other way is to look for owner financing. |

You can buy a house on land contract but you have to be real careful
If i were you I'd wait till i knew for sure i could make the payments.
Or you could lose everything. Find someone who has a good job thats willing to help'for maybe a place to live.Find a business partner
buy a house turn around and sell it for a big profit' your own your way. You can make good money buying and selling property' go for it. |

The bank will calculate your debt to income ratio. It has to be lower than a certain %, before you can qualify.
You need to have proof of income for that last two years - preferably from working at same company - so it seems stable.
If you have no income (presumably through having a job), they will assume you will have no means of paying back the 80%. |

Job or not, you have to prove to the lender that you have a source of income sufficient to pay back the loan. If you can do that without a job then it shouldn't be a problem. I just bought three properties and I don't have a job. The critical issue is documentation. Lenders just aren't going to take your word for it anymore. You have to provide documentation of your income. If you can't do that then you'll have to get a job. |

But then if you did buy a house with no job and went into foreclosure because you couldnt pay the note would that be Bush's fault also? |
