How can I collect unpaid rent from a past tenant?
We had to evict a tenant for not paying $4425 worth of rent. She actually showed up for court, and agreed to pay back rent, right in front of a judge, so we have a signed court order. It's been 9 months. How can I get our money? Should I find a debt collector? I know some of them are shady, but why should we just give up that much money? Contact your attorney and/or the judge and let them know it has been this long and you have not seen a dime. They will be able to direct you in the right direction.

contact your lawyer and say they havent paid anything and theyll throw them in jail for court order violation.

Call the courthouse to ask if they can tell you how to proceed -- they can't give you legal advice. Or, go to the law library -- in our county, it's in the basement of the courthouse.
In small claims court in Kansas, if the other party does not pay, there are steps you can take. The judge will order the party back to court to provide financial information, where they have bank accounts, etc. In Kansas a small claims judgement stays on the records for five years, and if you have not collected in that time, and can show that you are still making efforts, the time will be extended.

At some point, however, you have to decide how much money you are going to spend to chase money you may never see.

Yes, you can go after them. Since there was a court order, you need to contact the court and they will send the Sheriff after them. The cost for the Sheriff will be the added on to their judgment.

I can honestly say, out of the 8 or so times we have taken non-paying tenants to court over the past 10 years, I think we have only had 3 that paid us in full. They know the laws, and they take all of their possessions and give them to someone in their family, and actually sign over their cars, so we can't sue them and collect on their possessions. You can report them to a collection agency, but if they don't have the money to pay you, there is nothing you can do, in the state of Pennsylvania anyway... That is a very big amount they owed you ($4,425) how long did you let it go? I usually serve them on the 2nd if they don't pay me on the first. I don't care what kind of excuse, promises or sob stories they give me, I don't want to hear it.

We've just been through this. Go back to court and file a citation for contempt of court and request a garnishment of their wages.

Get the judgment order that you received from court.If the judgment says he has to pay of whatever that was decided by the court,then you can garnish his wages.All you have to do is bring the judgment results to the Sheriff"s department and pay their fees. They will do the rest.
