The owners of the doublewide, rent a lot from us. We have sent them letters, had the sheriff serve them with eviction notices and they still have not made a move to leave. We are in the state of Georgia if that helps with any legal issues. Additional Details The doublewide owners have filed bankruptcy and had their lawyers call us and say we are unable to evict them, because they have no money and no way to recieve credit to help with moving expense |

Hey Lisa-
i would say you most certainly can. the doublewide is just viewed as another piece of their property. if after 30 days they leave but do not take the 'property (doublewide' with them, you can (like any other time) charge them for daily storage fees and give them a written notice that they have a certain amount of time to remove it or it will be sold.
again, as always - check with your local authorities and if you have an attorney -double check...but this is how we handle it here.

30 days after sheriff serves eviction notice, doesn't sheriff come back & physically remove them from the property? I thought that's how it works. Call the sheriff's office & ask. |

Whatever you do, make sure you know the law. You can get in big trouble with tenants. Check on the internet and local ordinance. |

If it was New York the sheriffs office would just come and remove it. So maybe you have to go to court and get it off your property.Call legal Aid in your state and see if they can give you help to solve this matter. |

I feel your pain. The liberal court system always sides with the poor tenant who actually is usually poor b/c they don't want to get a job. They are living independently wealthy. Good luck with your situation, I don't have any answers, but you really need to do a good screening of your tenants in the future. There are landlord associations that you can join for like $100 a month. These associations saved the day many times. |
