Your best bet would be to lease for 6 months while you get all of your ducks in a row. Apply for a really low credit card and don't use it. Simply having one with no outstanding on it will raise your score. You will also receive a free credit report from all three reporting houses with your cc application. Once you have the report and have been current for 6 months you can look at financing a place to live. |

The situation depends on how much cash you have available. Some landlords might be willing to accept a larger deposit or allow you to prepay the rent to get in to the place.
Another short term option might be a hotel apartment for a month. |

There are many financing programs out there. You need to call someone at Countrywide Home Loans and let them take a look at your situation on paper. If you've had your job for over a year, you probably wont have a problem. As long as your income is sufficient. To improve your credit, I suggest taking out a secured loan with the next $500 you have. Don't, I repeat DON'T spend it. Put it in another bank and pay the loan off one or two payments a month. Also, you need a credit card of some sort. This is not a debit card. You may need to put down a deposit, but as long as you verify the credibility of the bank you're giving your money to, your credit rating can soar within a year. |

Here's a thought (experiencing almost same thing now): Why not trying to find a home to rent to own? You could even buy a house on land contract but I think it is wiser to rent to own. When you rent to own you pay rent monthly and if for some reason you can't come up with the mortgage in a few years you just move out and your really not losing out because it was just paying rent. My landlord is offering our house to us on land contract and I am beginning to wonder if it is a good idea. I would rent to own in a second though. |

There are programs out there for someone in your predicament. I was once there myself and I believe Fannie Fae and the county in which I was living was offering a program where I went for two weeks and learned how to clean up my credit and they offered me a mortgage at a low interest rate and money for closing and rehab so i could fix up the home I bought. It was a great program.
You should check with your local county to see if you qualify for such a program.

You can email her, ask for Amy - tell her Renee referred you and see what she can do or if she can refer you to a partnering company near you.
