My credit rating is 782, I have $60K in the bank, zero credit card debt (I have 3 credit cards totaling $56K in available credit), I own both my vehicles and have no other debts. I am a veteran (so VA loan is available) and I get $450/mo in disability income. I want to buy a house and land to start a small-scale organic farming business which would supply me and my family with food as well as generate income through direct sales to the community. I'm interested in a few pieces of property in the $100K - $160K range. I am burning through my savings living in a rental house and the only strike against me is that I am currently unemployed after having separated from the military. Any advice anyone?

with your credit rating and the money in the bank you should still be able to get a loan. (especially since you have zero credit card or other debt)
I would call about the VA loan and see what options are available. They may want you to put a good chunk of that cash on hand down, but I think they would still give you the loan.
Also look into business loans for the business aspect of your idea. Before you do anything, write out a business plan and make your business come alive on paper, that way you have something tangible to show them.

Have you talk to your banker, yet? That is the safest place to be. You can discuss your options with them. They can refer you to appropriate people who will be more willing to help you in your plans.

Since you have 56k and $450 in income then you should be able to apply for a VA certificate of eligibility and present it to a bank. Contact the VA and the bank you want to get the loan from and explain your situation. A loan officer should be able to help you out with your questions. |

Unless you already have a selfemployed status, you will need a job to purchase a house, and I am sure you will also need more than the $450.00 in income to show that you can pay for this house. Unless you are going to put all $60,000 down on the house, which will bring your house note down, and make it easier to pay the note on this house, since you have a huge down payment, not only will you need a co-signor because of the lack of credit, but you may need more? |

Check out Farm Credit Services-they do farming loans and will be the most likely folks to give you a loan
They gave me a loan when no other bank or credit union would give me a loan (and this was during the height of banks giving out sub-prime loans to very bad risks)
Like you I was carrying no debt. Unlike you I had been doing the small diversified farming thing for over a decade so already had built up a customer base and had records that i was making a profit. I also had a $100K down payment (which did not seem to matter to FCS). |

Not sure about a home loan, but a small business loan through SBA might be possible. The business loan would be for the organic farm. You would need a business plan for the farm....i.e. who would you sell the product to (restaurants are good sources for buying such things), etc....... |

You can easily get loans without a job.
Start a business, corporation or LLC. Get a DUNS number, get listed in 411 (you can get biz credit to do the cell phone through ATT or Sprint or others), then apply for business credit cards or business LOCs with your personal guarantee. LOCs and credit cards are based on your personal score. As for income, on applications you can estimate your income, it doesnt have to be exact.
