When you signed the lease, you agreed to pay a year's rent. That's what a lease is. It wouldn't be fair for the landlord to change his mind halfway through, and raise your rent or kick you out. And it isn't fair for you to just leave, either. You both made an agreement.
The easiest way to get out of a lease is to find someone else to rent the property. Mostly landlords are happy to break a lease so long as the property doesn't sit vacant.
If you can't find another renter, you can often negotiate with the landlord. It might cost you a month or two of rent, but remember, the landlord is losing money if the property isn't rented, so that is not so unfair.
Finally, if you can't come to an arrangement and have to leave, keep an eye on the property. The landlord has to make a good faith effort to re-rent it, and you are only liable for the time it was vacant. He cannot re-rent it, and still hold you to your lease. Depending on the rental market in your area, you may still only be liable for a few months rent. |

Consult your lawyer. Sometimes there are loopholes in your contract that will allow you out for whatever reason. You may be able to strike up a deal/contract with the landlord personally. In some rental agreements, you pay a fee to exempt yourself from the lease. Good luck. |

Depends on the reason you need to break it sometimes. We have gotten out of one due to a job transfer.
Talk to your landlord- sometimes they will give you a break if you have a good reason or find a new tenant for them.

You wont be liable for a years rent at all. You can leave when you like, but if you paid any money upfront, like a deposit, I don't suppose you will get that back.

if your job requires you to relocate then u can breach on your contract. read your lease agreement and see the terms and agreement. you are required to pay a certain amount for breaching on your lease agreement and if u dont pay them then then your landlord can take u to court. this is an aggravation that u really want to avoid b/c this can ruin your credit if u dont pay. |

Yes, you can be liable. Often you are required to find someone to sublet the unit, and the landlord has to approve of these people. If they damage the unit, you may still be responsible for that. In my apartment, the landlord would try to find someone to rent the unit, but if no one was found, I would still be liable to pay the rent for it until someone was found. It sucks, I know, but it makes sense, you did sign up for a year. Good luck. The best thing you can do is look over your lease agreement, there should be the info in there you're looking for. |

First is there anything wrong with the duplex? I was able to get out of one lease because about 2 months after I moved in the neighbors bombed their apartment and had cockroaches and they all came into my apartment. I took one directly to the town health services and explained why I could not live there and they spoke to the landlord and got me out within the week. (I never saw a cockroach before or after that, that was freaky). But if there is anything wrong health wise - mold, bugs, etc.. maintenance, you might be able to use that to move out. I found just by talking with the Landlord and asking if you can give a 30 day notice and break the lease, most landlords will let you because they understand. So I'd talk with the landlord (if they are decent) first. Also look over your lease, it may have a "BUY OUT" amount. The last one I had I had to pay $1500 to move out and break it. |

When I had to break an apartment lease, they had 2 options. First option...break the lease and pay 1 month's rent in penalty. Second option...pay the remainder of the lease up front, they would then be free to show the apt. and lease it to someone else, and refund me the unused months when they did.
I chose the second option. Since I was still the leaseholder, I kept my keys and gate-card and was free to come and check if they had leased the apt. They actually leased it out 2 weeks after I moved out and promptly refunded me 4.5 months rent. Worked out well. |

Present your landlord with a replacement tenant who is willing to sign a lease.
I dont know Arkansas law but in other states the landlord can SAY that they tried to find new tenants after you left, were not able to and hold you financially responsible for the time that the unit remained vacant. |

I don't know the laws specific to Arkansas, but I do have several rental units in other states. I will let people out of their lease early if they give me adequate notice (preferably 2 months) and help find a quality replacement tenant. I have also allowed tenants to sublease their units for a portion of their lease if the subleasee is a quaility tenant. It's possible you could be liable for the balance of your lease agreement if you can't work out other arrangements with the landlord. From the landlord's perspective, he/she would be foolish not to try to work with you to find a solution, as he/she may find it difficult to collect funds covering the balance of your lease should you decide to leave. |
