We need more details. Do they have a lease? Have you already given them notice or did they volunteer that date? We really cannot answer this accurately without more information. |

If they will not leave voluntarily you will need to evict them.. That may be your only choice.. Is the tennant a month to month or on a lease? You to need to abide by the lease if there is one and give the proper notice as dictated by your state.
If you end up evicting the tennants you should contact a comptent attorney.. The laws vary from atate to state so that you do the process correctly because mistakes in the notice or service of the eviction can cost you both time and money to correct, and it sounds like you want this done sooner than later.. |

You need to abide by your lease or rental agreement in terminating the lease. If they are renting month-to-month, 30 days' notice is common in most states. |

If you have a lease, you have to abide by the lease. You can give them written notice to vacate early, but you have to give a valid reason, and give them at least 30 days. Anything else would require legal action. |

Follow the terms of the lease. If you have a month to month agreement, you still need to give them notice to leave. Then, after that date you will be able to press charges for trespassing. |

You havent mentioned whether you have a letting contract with them and whether they have signed an agreement on this let and how long for. You haven't said whether they have been given the correct notice, and you havent said what the alternatives are, whether they are monetary or alternative accommodation etc., Only if you have a legally binding rental agreement in writing with them can you take this forward legally. The alternative is to wait for them to leave the house and change the locks - which is very drastic and can make them even want to damage your property. You need legal advice either way. |

In the uk, you have to give the tenants written notice to say that you shall not be renewing their contract and you wish them to move out on a certain date. you must send this letter by recorded delivery 21 days before. This is to give them the oppurtunity to find other accomodation. If they still occupy the property after that, then your only legal recourse is to take them to County Court for repossesion. You have to inform them that you will be making an application for a hearing (By recorded delivery) 3 days before you make the application. |
