What is your Realtor saying about the property and the price? Is it being shown to perspective buyers? Is your Realtor contacting people showing the property for feedback? How is your Realtor marketing the property?

Ask questions and be proactive to make changes to influence future possible buyers.

Obviously there are many factors, and your post doesn;t indicate where you live, BUT in general in most markets you need to be priced AT THE MOST CURRENT SALES PRICES or even slightly lower. In bad markets thats what it often takes to get traffic and some offers. House condition needs to be SHARP and you need to advertise and promote it extensively.
A couple years ago it was easier :-)

How does the yard look. You should drive around the hood and see what your competition is. Is this a fsbo or is it listed with an agent? Make sure that you are properly priced, especially in todays market. You have to be the best priced nicest house in the hood. That means the yard has to be top notch, are the windows clean in and out. The thing I remember about the 3rd house I bought is walking up and thinking, wow this house is so low maintenance it practically keeps itself. That wasn't true, the sellers had just made it look that way. It was pristine and it shined. Get a close friend to come over and go thru it with you. Find out if it smells. Every house has its own unique smells and they may not be pleasant. Only your friend can tell you honestly. If you have pets or mold or something funky under the sink it could be affecting your house. If you have too much stuff in the house move it out. Rent a storage unit or store it in someone elses garage. Make your house look plenty big for the buyer. Take down all of your personal pictures and mementos and let the buyer see their pictures on the wall

Having no idea what market you are in, generally the rule of "lower price = quicker sale" holds true.

If you are selling it yourself, hire an appraiser to come in and tell you what the market value is. Then, go on the market at least 10% lower to get a quick sale.

If you have an agent, you should do the same thing but the commission hit makes it more painful.

Why do you need/want to sell fast? Where is it? Can I buy it?

Sell the house for less than comparable homes in the area. You'll get a buyer fast.

Figure out what homes are selling for in your area, and sell it cheaper then that. In this market, a gimick is only going to get you so far. With home builders offering huge incentives, and banks auctioning of homes at huge loses, you have to do something drastic with the pricing to get it to move.

Take a deep breath and put the lowest asking price on the property so it will stand out from everything else out there in your market. Accept a low offer, get on with your life. This market will not improve for a long time, so just do it!

Advertise, and offer attractive financing.
work with a mortgage broker and ask them to help you sell the home or perhaps even include your home in their advertising.
This is a win win, as you would get the sale that you want but the mortgage broker gets benefit as well from customers they will run across.
