5481669@sbcglobal.ne... | How can I save my house from being sold or taken? |
Alright heres the story, my mom and dad split like 9 years ago. My dad let my mom stay here for a few more years while she finds a place to live and shes still with us thank god. She still cant find a house but still she asks me when she moves out who am I gonna stay with. I said I'm gonna stay where I stay where I'm at now. (Meadowview, South Sacramento, California). She tells me that the banks gonna kick me, my dad and my grandparents out because we cant pay for it. I'm 17 so I don't understand much about houses and financing and what not but I do know we owe triple of what my folks originally bought the house for. (17 years ago coincidentally when I was born). So my dad tells me sooner or later we gonna ditch the house. I don't plan to live with my folks after next year as I'm enlisting in the Marine Corps as soon as I'm out of high school. After that I'm gonna purchase my own house but I want to keep the home I grew up in. Its in a horrible condition. Its a 4 bed 2 bath one story home built in early seventies. One bath doesnt work. Backyard is used as a vegetable farm. Severe wood rot throughout house. Mold and mildew growing on ALL window sills. Problems with insulation (In winter, EXTREMELY COLD even with heat on 24/7 and summer its EXTREMELY HOT even with AC on 24/7. Fortunately we got a new heat/ac unit this last summer. So this house is in rreal bad condition. After the Marine Corps I plan to buy my own brand new house but I still want to keep my old house. Can the bank kick us outa our house? What are my chances of gettin the house back? How do I get it back if my dad loses the house? |

find out who holds the mortgage. Tell them you want to buy the house. Find out what the house is worth. Ask any real estate agent. Then offer the mortgage holder half the value. No body's buying houses. But you'd be crazy to buy it at even half the price. It'll cost less tomorrow. |

Unless you can make the payments, the bank will take the house. If your dad loses the house, you may be able to buy it in foreclosure, but you need to do that after it goes through the foreclosure process, you need to be 18 and be able to prove you can afford the house with a steady job and income enough to pay for it.
From the sounds of things, I'd say you should let it go to the bank and buy a new one on your credit rating after the Marines.
If there is mold in the house, after being vacant for one year the mold will infest the whole house and it might be condemned in which case you would not be able to get a mortgage on the house so you would have to pay cash for it, if the local housing authority will allow the house to be sold.
I'd give it up, don't throw good money after a deadly house. |

Yes, they can remove you. Declaring bankruptcy may help, though. Your best bet to get the house is to try to repurchase it after the marine corps, as there isn't much you can do now. Them's the breaks when you get in debt. Just learn a lesson from that and don't do what your folks did. Only spend money you already have. |

Please... don't worry about your old house.
Go into the Marine Corp. grow up make lots of money and if indeed you want to come back in a couple of years, hire a real estate agent and make an offer on your old house. With any luck the new owner has fixed the house and can be persuaded to sell it to you.
Right now... get an education and read... you have a lot of growing up to do. A 17 year old that has no idea about his family's financial situation is scary. Sit down with your father and have him explain to you what the bills are your family pays every month. This will give you an idea of what is going on with your family and in the real world. |
