How can I sell my home for less?
Due to an unforseen job relocate, we have to sell our home. Problem is the feedback I recieved on the realtor caravan is that we over-priced. I am not looking to make a dime. I just need to sell the house for what our mortgage is and pay the realtor.

you are to early in the mortgage to make a profit. You can't sell for less than the mortgage unless you have the difference in cash. Sell it yourself if time allows.

Also do a goggle search for mortgage buyers. They will have bad credit people approved for the asking price and they won't object because they can't get financed anywhere else

I am a Realtor in Michigan, and can tell you that when numerous realtors tell you that your home is overpriced, it is probably overpriced... If you really need to sell and get out, have your realtor do a Seller Cash Out sheet, to determine the price you need to have your home listed in order to break even... Once you figure out the lowest you can sell for, try to use this strategy.

Say your home is listed at $200,000 and the Cash Out sheet has it figured that you can sell your home for $160,000 and break even on the deal...
Next week I would drop your homes price down to 195,000.. Depending on how long you have before you have to leave town, I would have your realtor drop the price down every 2 weeks in 5k increments, of course, going no lower than 160...

Just throwin ideas out there...

How long have you owned your home? If less than 2 years it may not be possible for you to net any profit and you may have to sell at a loss. The market today is very tight. Keep this in mind.... "The Market determines what your home is worth. Not the Realtor. The Realtor is only letting you know what your current market is doing at this time. Your home is only worth what someone would pay for it today!

If you can't sell now you may want to consider renting your home out to cover your expenses. Then you could move and put your home on the market at a later date when you have more equity to work with.

You can try a low-cost realtor/listing service. I used one to sell a house and all he wanted was $500 to list it. Fortunately, that agent was also a motivated seller and he sold mine in two months. Other people, though, have the problem of 'conventional' real estate agents refusing to show your home if you go with a low-cost listing service.

Another idea is to have your house staged. Do it yourself if you are confident in your taste or hire a pro. to pick out paint, suggest easy improvements and even fill the house with carefully chosen furniture to make it into a showpiece.

The bad news is that comparable properties in your area will limit the value of your home.

If your in a hurry to get rid of it, you may have to sell it at a loss and make up the difference at closing. If you can continue to make the payment while your in another city then do.

Research agents before signing with one. Find the top few seller in your area by volume and go with one of them.

Unfortunately due to the correction in the Real estate market many people find them selves in a similar situation depending upon when they bought and where they are located. Are you over priced ? You can have an independent appraiser come in and give you an opinion based on his experience .This way it is impartial.When I list a property I offer the option of a credit off the commission, of the appraisers fee at closing if the seller lists at the appraisers price recommended price. It eliminates any doubts of the owner pricing the house right.

You can try to sell it yourself and just tell everyone the truth, and if there is a commission it goes on top.

BTW, in this market every realtor in the world will tell you you're overpriced. It's worth what the buyers offer so until you get one, you don't really know.
