The housing market is very down right now with it being a buyer's market. Even with a small help from lower interest rates, the housing industry is going to take quite a while to recover. Most people look for new housing in spring or summer, so winter is not the hottest time to put your house on the market either.
Depending on the price points and comparables in your area, your pricing might need to be lowered.
How's the curb appeal? People often make up their minds about a house the minute they see the outside. How does the house look inside? Are there nit picky little problems? Is there stuff on the kitchen counters or pictures on the fridge or toys all over? When showing a house, it should look like a "model home," ready for a buyer to move into, and not look like people are actually living there. Perhaps you need to do a little cleaning, painting, minor fix up, yard clean up, and staging to improve overall impression. Staging can make or break the sale of a home. For some staging ideas you can go to HGTV.com, as they have several programs on the subject -- you can even apply to HGTV's "Designed to Sell," to see if their design team will come out and stage your home so it will sell fast. Your Real Estate agent should be able to give you some staging advice.
Other options are to list your home with a real estate firm that guarantees the sale of your home, even if they have to buy it. You could always rent it and take some huge tax benefits. You could lease-to-own.

its a buyers market.. but these buyers are new home owners you want to sell fast you need to go really low on the price.. with all the foreclusers you have to keep up!!
it depends on where you live too... near a city? mid west east south ? prices range... i would ask a selling agent what type of buyers are in the area. price it low so you get more than one bid in this way you will get the price you want too |

You are in the same boat everyone else is in. You will have to sell it under the appraised value. List your house with an agent but state in the contract that 4% goes to the selling agent and 2% to the listing agent. You can also list your house yourself on Loopnet and offer the full 6%. Other sites are available as well. Sadly, you will likely still have to list below value in this kind of market.. |

You have to be the best price and the best looking home in order to sell next. Even that is subjective so there is no real answer. How long it will take just depends on how many other similar homes are more appealing and better priced than yours. And if anybody is looking.
Skycat has some good advice. That will make it more likely to be shown by other real estate agents, EVERYBODY is working for a pay check. |

Check out 5-day.com. There is also a book called How to Sell Your House in 5 Days by Bill Effros (Workman Publishing). I got my copy at the library but you can surely find it at the bookstore too. Read it and do exactly what it says. If you don't think you can or want to do it this way contact your local Investors Group or local Auction houses.

P.S.
Many posters have told you to lower the price. You probably have a mortgage to clear too. Naturally you want to sell high enough to do that. If you decide to use a realtor offer as high a commission as you can. This will bring the most agents with their buyers. Its human nature for them to want to show your house in the hopes of getting that higher commission. |

The best house for the price wins. Lower the price. People don't care about incentives or what you're leaving in the house. they care about a great deal. One they cannot pass up. Go as low as you can. |

Make sure you tell all prospective buyers that you are eager to sell and will listen to all offers. Then accept an offer below your asking price, which is clearly too high. |
