Have a staging company come in and give you ideas on how to make the home more appealing. If you still haven't been able to sell with your existing agent, cancel your listing with this company and find a new one.....if you want to get your home sold, find a fairly new agent in the field...as a newbie they are going to work harder to sell your home. |

Find somebody who does home staging. They will help you get rid of what is bad (empty closets, remove personal items) and highlight what is good....a great view, a fireplace.
Consider painting it and doing a little landscaping out front to make it more appealing. |

Drop the price even more. Just be glad to be able to walk away. The reason why i say this was in palmdale and Lancaster and the rest of the high desert was dam near a ghost town during the 80's. The Lancaster palmdale area are sleeper town were everybody commutes down the hill and to be blunt there is a high divorce rate with all the long commutes and no down time. The other thing is once your car dies in three years people just can not afford to live and drive four hours a day for so called cheaper housing.

Does your local board of realtors offer a multiple listing service on the net? Make sure your house is on it, with good pictures, and a virtual tour if possible. Be available as much as you can especially evenings and weekends, for people to view your house. Have open house as often as you can.
Take a really good look at your marekting materials -- the fact sheet that your realtor should have prepared to give to potential buyers. Here in Ohio, a legal sized, color on front b&w on back fact sheet is de rigeur to sell even a basic home. I don't know what your asking price is -- but even a $27k trailer needs to have good quality photos. Make sure your fact sheet is in keeping with the style and market of your home -- you have a modest little bungalow you can probably get by with a small unassuming fact sheet, but if you have a really unique or expensive home, you need a brochure that speaks to that market. If your realtor didn't do one of these, or didn't do a good one, get yourself a good photographer and have a nice brochure made up. Take some with you everyplace you go -- tell everyone you meet that you are selling your house.
Virtual tours are very popular here in Ohio -- people like to be able to virtually walk thru the beauty parts of a home before they visit in person. It whets their appetite to see more of the house.
Many of our realtors rely on tried and true olfactory help to sell homes -- that is -- they scent homes with baking cookies, cinnamon and vanilla oil. Maybe this might also help you.
Good luck! Keep trying, it will eventually go. Keep your spirits up. Houses ARE selling, even in this depressed market. |

One of the fastes ways to sell a house is to sell it to an investmant company. The actual dollar amount you walk away with in your pocket is often times about 5-10% less than you would if you sell it on the open market. The end result is you make a little less, but you save a ton of time and head-aches.

Have the house profesionally cleaned, i.e. 7 hour job, with dusting covering every nook and cranny, including wall/baseboards, fans, lamp shades, plants, stairways, legs of table(s) and chairs. Turn the window coverings/shades so they are consistent with opening widths throughout the house. Make sure the bathrooms are SPARKLING, particularly behind the toilet seat and underneath. Bath/shower should have NO WATERSPOTS and if so remove them using a light stainless steel scrub pad, water. If you can find a cleaning services that uses a steam cleaner, that is the most preferable and completely sanitizes the house.
Make sure the front door is free from any debris, and any other entrance(s) to the house, including the mats. Bottom line: The house should be SPARKLING CLEAN throughout, the kitchen, the sinks, beds made, etc. No dishes, no garbage. |

Ask your realtor, they should have enough experience to provide you with recommendations.
The problem is that the market has topped out and demand has dropped off while there is an oversupply of homes. It's a buyers market and you may have a tough time selling. Try painting the inside. |
