How can I sell my house faster without dropping the price?
We have painted it, cleaned it- moved funiture around and people are still saying it's too cramped. What else can I do? My agent says it's because it a small house with a small kitchen and was added on to... and even though it has a lot of square feet, the living space is small. He just wants to keep dropping the price but we are losing money as it is right now.... And we put so much work into it. Any suggestions? I can't rent because we are in Philadelphia and I can't handle it.

Two ideas:

You house is listed as Style: Cape Cod house. This style of houses can be CERTIFIED as cape Cod houses if it includes certain original feutures. This added bonus can be an added benefit to your home

The door. Maybe an updated door can provide more security and privacy.

PS/ Just looked at all teh pics. Great little house! I would suggest to get rid of the yellow on the kitchen and to paint the door from green to a different color. Also, privacy fence to block off the neighbors yard which is an eye sore. I would get rid of the antique mirror on the living room and buy some covers for your furniture on a neutral color. Neutral says buy me! Great little house!

Rent to own is a great option for some now if you can afford to do that I would think that would be great. Be very very careful who you let in there though, it can be a disaster if it is the wrong folks. I have rented out my property before and I have had it go both ways, good and really really bad.

I am not trying to be critical, but your pictures are not appealing. For about 100. you can clean up the front yard, put some mums out, green up that grass, top over the walk way and put out a welcome matt, (literally) and make it look homey so people will want to look at it. Your Realtor is starving right now so of course he wants you to drop the price, don't do it, I hope this helps, good luck to you.

Clear the stuff off the kitchen counters. Add some bushes and flowers to the front of the house - I guess that won't matter til spring. The house doesn't look very "friendly" from the outside. Clear your furniture out completely if you can - it will make it look roomier without the furniture, curtains and pictures.

it's a sign of the times. you can really get more house for your money now so something like a small kitchen is really going to hurt you. that's just the way the market is right now! keep advertising your home.

personally rent to own isn't my favorite idea because the mortgage stays in your name so if they back out, you're stuck with the mortgage!

First of all, get rid of most of your stuff. Its hard for buyers to imagine their stuff in the house if your stuff is in the way. If you are still living there and can't live without furniture, then you should get a storage locker for most of your stuff. Keep only the bare essential furniture and make sure there is less furniture in the room than what really fits. You want the rooms to feel open and spacious. Rooms will feel cramped if people have to walk around furniture to get through them.

Next, offer a higher commission for the buyer's agent. Its standard for you as the seller to pay 3% of the sale price to the buyer's agent as their commission. Try offering 3.5% or 4%. This will only cost you a few thousand dollars, but it will get every realtor in town interested in showing your house to their clients. Paying the buyer's agent an extra 2 grand could be just as effective as lowering the price by 20 grand.


Also from the pictures online it looks like you could benefit from cleaning up the back porch a bit. The living room with the TV looks pretty cramped. Try getting a wall-mount kit and hanging that TV on the wall. Get rid of the piece of furniture that its sitting on, and get rid of the coffee table. That will make the room look bigger with just a couch and a flat panel TV on the wall.

As far as rent-to-own. Those can be just as bad or worse compared to just renting it out. With a rent-to-own contract, your tenants are still renters until the sale actually occurs. But, you are required to keep part of their rent in an account, so that if the deal falls through you can give back the portion that was supposed to go to the sale price. The other problem with rent-to-own is that the tenants feel as though they've bought a house, which means they will be more likely to start making major changes like remodeling, even though you still technically own it. I don't recommend rent-to-own. If you want to sell it, then just try to get it sold and be done with it. If you want to keep it for rental income, then just rent it, but reserve yourself the right to evict your tenants and take your house back.

These are tough times to sell a house. Is there a reason you want to sell now? It may be best to take it off the market until the *busy* real estate season begins.

In my area, that is usually mid-February through August. With the promise of lower interest rates, you may find a lot of activity if you can just wait a bit.

If not, then you may be able to do a Seller Second. If you have a good amount of equity in your house, you may be able to offer to carry a 2nd lien for all or part of the down payment for the buyer.

The title co lawyer (or your lawyer) would draw up a loan agreement to sign at closing. You would have a recorded lien on the property just like a regular lender would have.

You can do it for a shorter length of time, say 6 years. I had one that was interest only for 6 years and then ballooning. My payment was about $50/month and at the end of the 6 yrs I just paid off the loan. The seller gave me a quit claim and there ya go.

This option gives the buyers a chance to save up, or refinance all or part of the 1st loan and 2nd loan (yours) or just the 2nd. You may end up earning more from the sale than if the buyer just bought it outright.

The buyer would have to secure a loan for the bulk of the sales price, but it might be enticement to get buyers interested.

I don't recommend doing Lease to Own, or Contract for Deed.

Your house is only worth what someone will pay for it, and that number has nothign to do with what you paid or put in it.

You can fight price drops all you want, but if your home hasn't sold it's because you haven't priced it low enough for a buyer to be willing to deal with the space issues.

Sell it yourself. I did & got more than what the agents said I would. It's not that hard, people chase the product not the agent/agency & in this case the product is your home if they want it they will buy it. They don't care who is selling it! So you end up saving money because no commission has to be paid. There are a few little things that should be aware of before doing it but like I said I did it & was no dramas I saved close to $15,000 on commision & got more than what the realestate said I would. You just need to get in touch with people that have done it before to find out the best way cause there are so many ways out there & you don't know what way is most effective to do.

Create a Package...

Include a full years RE Taxes, Insurance, Utilities (based upon 2008) and, $5,000 cashback. Don't worry about raising Realtor Fees, it won't make a jot of difference. In this market they're just pleased to get a sale...any sale.

Get your Realtor to make a loud noise and see if you can get some PR on local radio / t.v for doing something like this. Spread a few stickers around.

Well honestly I wouldn't do the rent to own because alot of people are careless of property that doesnt belong to them so they treat it like such.

So from what I saw It may be that lack of coziness, it doesnt look cozy nor modern.

Right now there is not much that can be done. I have no one who wants to buy anything unless it is a foreclosure home.
Your options are to reduce the price, to take it off the market until the market changes, or rent it out. You can rent to own it means the same thing as to rent.

I don't know how effective this is but a lady I work with said when your trying to sell your house, try and bake something just before people come to view it. She said fresh baked bread or cookies is always good. She said it makes your house feel warm and inviting to other people. Like its their own.

Do a rent-to-own or carry the note yourself for some derelicts who can't get a loan any other way and then pray to God they don't trash the place and move out owing a year's worth of mortgage to you.

In other words, you have a house with poor design (by contemporary standards) so you'll just have to keep living there and wait out the market or drop the price.

P.S. Get rid of the dogs.
