How can I stop my house from be forclosed?
Yesterday, I found out that my house, well my mom's house, was being forclosed today at 9. She talked to her lawyer and she has to pay all the money to keep the house, but she doesnt have the money. Is there any otherway to keep the house?

If it is being forclosed on today then she has ran out of time. If she would have taken action 4 months ago when this atrted she could have saved the house or sold it and bought something else. Unless you have the money for her she is out of luck and time sorry

you were supposed to RESPOND to all of those notices and warnings. If you're just finding out now then you're head was stuck in the sand. You HAD to know, and so did your Mom.

You only have two options. Come up with the money, which doesn't sound likely, or try to negotiate with the lender (if they're the one foreclosing).

If it's a tax foreclosure I'd start packing.

An attorney might be able to help. Look one up under legal aide in the yellow pages, or call information for phone number for legal assistance. They may help you for free.

I think she needs to get a hold of the lending company and come up with a repayment plan. That's a start. Trust me, banks or lenders don't like this process either because they end up paying a lot.

All this is a result of what your mom did. She never paid her bills on time and/or never paid them at all. At the time she was having difficulty, she could have refinanced, or requested for a different mortgage loan.

Enough said of what she could have done. If the house is being foreclosed today at 9, then it's too late to do anything, unless someone drops a suitcase full of cash on your door-step, there is really nothing she can do.

There should have been several notices sent beforehand, so I'm not sure that there's anything you can do at the last minute except come up with the money.

If her lawyer told her the only way out was to pay, then that's probably all there is to do. Maybe your whole family could pitch in and help her out. Sorry to hear about that!

I'm sorry to hear about your situation. I personally need more information to stop the foreclosure. Here are some of your options: Loss Mitigation, Loan modification and Forebearance; Short Sale; Hard Money Lenders or a Leaseback Program.

No, you will have to pay on the bank's terms. You could try pleading for a slight extension but they are not likely to be very lenient. They just want their money and the fact that they're already foreclosing means she has not been paying in some time. Foreclosures are never a surprise out of the blue.

Your mom will have to file for bankruptcy in order to keep the house, i know my parents and a friend of mine went thru that. your mom or you have to make an appointment with an banruptcy attorney.

usually they start sending notices to pay your mortgage when you are a few days late with the payment. I'm pretty sure that both of you have know that this was coming for at least 6 months. Guess you shouldn't have procrastinated...

and how the hell does a 14 year old own a house? did you inherit it? Sell it and pay off your moms house...

That is not a lot of time. . . I would reccomend calling one of those "we buy houses for cash" investors and getting an offer on the house. Obviously you should only entertain offers that are greater than the amount the bank is asking for.

The other option is to file for bankrupcy. A good bankrupcy lawyer will guide you through the process and work every legal angle possible to help you save your house.

These are the two best options, but unfortunately take more time than what you have.

In all seriousness, the question now is : where are you going to LIVE? Do you have money in savings? I mean not to sound presumptuous or anything but it sounds like there was a mismanagement of MONEY somewhere in the midst...

Will you have MONEY after the forclosure? Either from the sale after the BANK LOAN is paid off or are you in DEEP DEBT? I mean I do believe in affordable housing efficiencies... I like to ENVISION a world where there is HOUSING demands that are met from the RESPONSIBLE BUSINESS MEN in the PRIVATE SECTOR RATHER than from the "gov't subsidation dept." I hope that you can maybe get involved and IF and WHEN you are able to FIND a new house you can work the BOOKS and make sure the MORTGAGE is paid on time etc...

Sometimes a DOWNSIZING or relocation is whta is needed for certain people... each case is different
