moira | How can I tell if my landlady's been in my apartment when I'm not there? |
The property's in CT. I'm renting one half of a duplex, she lives in the other half and owns the property. She is elderly. I work a lot and am often not there. She has several times told me she went into my apt for some bogus emergency (we had a storm and she wanted to make sure "my side" didn't lose power, she had to close my windows because she heard it might rain, etc) and "happened" to see something she didn't like (I left a light on, I left wet clothes on a chair etc). I very strongly suspect she does it a lot more than she's telling me, and only mentions it when she sees something she doesn't like. I tried to tell her I would let her in anytime she wanted if she would give me notice but she didn't like idea at all. The problem is the location is perfect and it took me a long time to find a decent rental in this rural area. So I guess my question is, is there a way for me to prove she's been doing this and if so what can I do about it. Thank you. |

Would you be able to set up a hidden camera or 'nanny-cam'? One of those tiny cameras that will catch her in the act. You could set up an alarm system that will contact the police in the event of unauthorised entry. I have one of those, it's great, and I feel secure with it. |

I'm not sure about laws in CT, but in IL, I, as a landlady, give 24 hour WRITTEN notice before entering any apartment, and I have a legit reason. I don't think you can change your locks and not give her a key...if you have a lease with her, is there anything specified in the lease about her entering? |

Although it belongs to her, it is your property as long as you are renting it. She is not allowed to just enter it without your permission. If you have a deadbolt lock, get another one just like it, and replace the one that is there. If she asks, tell her that she has no right to enter your apt. without you knowing it, or without your permission. Don't give her a key. What she is doing is called invasion of privacy, and it is a crime. |

Tape a hair across points of entry. Put the tape and hair well above or below eye level. If the hair is not in place, then someone entered/disturbed the residence. Use two pieces of clear tape. One on the door, the other on side so that when the door opens, the hair is pulled apart or out of the tape. This also works on windows. |

well if you have a couple bucks you could go out and purchase a small video camera and put it where no one can see it...OR you can just talk to her and tell her you dont want her going into your house [nicely of course] sound really worried about your stuff... if you do find out that she has been in your house and stuff (after watching the video or something) then show it to her and explain you told her not to go into your house if she doesn't stop after that then you could take it to court! good luck |

Could you install one of those tiny video cameras somewhere inconspicuous and run it when you are working?
We used to put glue traps at our front door (inside) just in case Ol' Nosy, our former landlady, decided that she wanted to go snooping. We had the exact same problem that you did.
Those glue traps are ultra-sticky as they are made to catch rodents. Luckily for Ol' Nosy, she never stepped in one. |

Video it - especially if you can get a motion sensitive camera system. You could even set it up so that you could watch it live via the internet at work.
Or, do things like partially close doors and remember how they were closed, set some things in front of the door, leave a closet light on and see if she turns it off, etc.
Another good idea would be to watch your house while she thinks you are gone. When she goes into your place, call the cops saying you just saw someone break into your place. She will be so embarassed it will keep her out of your place for a while. |

Put a dot on the inside of the door frame with a pencil, Don't make it obvious. Put a piece of paper just touching the top of it on the dot. Leave just the tip of the paper sticking out just enough so YOU can barely grab it. When you open the door, be careful opening the door so you can see if the paper is still in the same spot.
You could also put a box on a table, wrapped loosely like you have just opened a gift. That would be tempting. Put in there something that would be disturbed if moved, like maybe some marbles or candy lined up in some sort of pattern.
