How can a landlord take your rent money and not pay off the 8 liens on the property he hasn't paid one dime.?
and never payoff the 8 liens he has against the property and the lawyers are getting ready to foreclose on the property.He hasn't contacted anyone about these 8 liens that he does not plan on paying.how can he get away with this and keep taking my money.

He is not keeping any of your money. He is keeping his money.

You are paying him rent and have no claims to the rent money, it is not yours nor is it a gift.

Lawyers will have a hell of a time getting a judge to foreclose for a lien, it is only legal for a very small percentage of liens.

What your landlord does with your rent money is legally none of your business. The liens have nothing to do with your nor does the non payment of the liens have any bearing on your obligation to pay rent. He takes your money...provides a roof over your head.

Rent is not usually legally connected in any way with a mortgage. That means that the landlord can do whatever they want with the rent money as long as they let you remain in the house.

An owner of property can collect rent even though the property is in the foreclosure process. And get this, they can even evict you and get a judgment against you if you don't pay the rent up until the bank forecloses on the property.

If you have a lease and the property gets foreclosed on before your lease ends, then your only recourse is to sue the owner for breach of contract. Your damages will be the expense of the move to a new rental.

I know it doesn't seem right, but that is the way it works. He is going to leave his creditors holding the bag while he pockets your rent.

A Mortgage can be foreclosed on. Very few liens can be.

Have you heard of the website www.checkmylandlord.net? You can order a report to see if your landlord has been making the payment on the mortgage.

Not to be flip, but he did it right. There is no one watching or monitoring what a landlord is doing, if that is your question.
If you mean it like how could he do an unethical thing, I will assume that is a rhetorical question. He may just have enough money to pay the mortgage and taxes, and not the liens.

Read your lease, word for word, just so you are familiar with it.
Of course do not pay him any more more money.
Send him a letter certified mail that you will be withholding rent as you understand the property is in foreclosure.
If it really is in foreclosure, then he may just let you stay there, why evict someone when a foreclosure will be happening in 4-6 months.

You can look up the foreclosure case on-line or at the county courthouse. Check on the property taxes, are those behind?

You can contact a local renters rights group or attorney. You may want to file a civil suit for damages if you have to move out early, and he has broken the lease. He may be broke and uncollectable, but you might get a judgment.

Also if you can verify foreclosure action and document it, you may just want to plan to move out. But you have to protect yourself with written documentation, and letters to him. You do NOT want to move out, then have him try to collect X months rent, then sue you. And you have no documentation and there really was no foreclosure, just collection agencies trying to scare you.
