How easily you will qualify will be based on several other factors in addition to your credit score and income. How much other debt you have, what assets you have, length of time at your job and what caused your wifes low score will all be considered. Best advise-meet with a Loan Officer at a mortgage company ASAP, even if you aren't ready to start looking; they should be able to tell you what you'll need to do to qualify and give some tips on increasing your wife's score. If they don't-keep looking, someone will. If they do-be sure you go back to them when you buy, they earned your business :) |

What caused your wife's fico score to be so low? Is it recently bad credit? You should have a mortgage consultant review your situation. A major bank may not be best bet but a mortgage company/broker would definitely have more options. Ask your friends who they used for their loans and if they would recommend their loan officer. That is who you should meet with.
There are loan products available with your credit score but you are right, using your wife's income would give you most likely a better rate, but her credit may just need minor repair to get the optimum results.
