You buying a house in no way makes you able to break a lease early. You'll face all the penalties as anyone else would.

You ask the landlord what it will take. Usually, a month or two of rent is demanded but sometimes it's a lot more. |

That you are buying a house is not a valid excuse to terminate a lease without penalty. You can try explaining to your landlord what you are proposing to do. It's the landlord's call relative to penalties for lease breaking, if he's willing to break the lease at all. |

Could you find a subleaser? (A person to take over your lease). I did this when I was in your situation. I advertised on Facebook and Craiglist and found someone to finish out my lease.
Sometimes you can get out of a lease and pay a set fee (like 3 months rent) which is better than paying 9 months worth. This will be outlined in your lease agreement.
Also, believe it or not, if you were a good tenant, some landlords may let you out of the lease for nothing. It won't hurt to ask. |

The reason it's called a contract is that you can't just get out of it whenever you want to move on. However, you can talk to your landlord and hope he will work with you. If he won't then he won't, and he has no obligation to let you out of the lease before it's up. |

My next door neighbor was renting the house, and she and her husband bought a house before the lease ended. The owner of the house she rented not only let her out of the agreement, but also gave her back all the deposit money. Only she probably fulfilled maybe 8-9 months of her yearly contract - and she'd been a good tenant for the previous 2-3 years. You should be up front with the owner / landlord, and let him or her know. They should understand, because I think this type of thing happens all the time. Maybe you can tell her you will be very flexible with having her show the apartment to the next renter? |

Check your lease. There is most likely a 'break lease' clause. At the property management company I worked for, it went like this:
Tenant is responsible for rent payment until lease expires or a new tenant is found.
Tenant is responsible for advertising costs.
There was a 10% of one month's rent fee.
The security deposit would be held until the lease expired or a new tenant was found. This would cover normal uses, like repairs, and any rent unpaid during the search for a new tenant.
Talk to your landlord to see what kind of arrangement can be found. Make sure to get things in writing. |

Start by reading the lease. Most have a clause explaining what happens if you break the lease. |

It depends on your landlord. Some might allow you to break it immediately if you can find a replacement. Some might allow you to go back and pay the difference based on a month-to-month rate starting when you signed the lease. Others might not let you at all.
As another said, it's best to ask your landlord and then figure out which option will cost you the least amount of money and time. |

I don't know where you live. But some states you can break a lease no penalty if you have purchased home. You may want to do some research or ask your landlord if that is the case where you live. |
