Hmmmm? You want to know if the person who is tricking you into a bad deal is legit?

One of the downsides to "rent-to-own" or contract for deed, or "subject to" is that the real owner might sell the house, or lose the house to somebody else before you get title.

Don't ever, never, not no how, not ho way ever, do a rent to own or contract for deed or lease purchase or "subject to" transaction.

He or she should have papers of some kind to show you,tax records,plot number and lot or if on mobile home he will have a non-negotiable title or tag paper,never assume anything without some proof.

Look him up in the county tax records and see if he truly is the owner of the house your planning to lease to own.

It all goes down to your contract with the landlord, just a reminder all contracts must be overseen by a lawyer of both party's were possible just so you understand all terms and conditions where either both of you disagree or agree you still need a witness to sign on signing of a contract or private agreement just to make official that way if there is a chance it ends up in court than neither part has a leg to stand on.

The most obvious advantage of rent to own is that you don't have to worry about harsh rates for down payments and closing costs. You and the landlord will likely agree on an appropriate price, and in many cases, the rent payments you make will go towards the purchase price. The landlord might ask for a higher payment than the monthly rent to substitute for the down payment, but you may be able to negotiate the rates.
