Quickly contract your First Mortgage holder and request a rollover of the 5 months to the end of the note, explain in detail the reason your are behind and your plan to prevent it form re-occurring this might work but you NEED to communicate with them and contact either a second option or a Hard money lender to refinance-- Good Luck |

I dont know if u have a FHA Loan, if u do a new law was just past, u should have received notification, well I am hoping u do have a fha loan, new law is to put simply, they will defer up to 3 months of your mortgage if u are behind, they will put up to 3 months on the end of ur note, which would leave u owing 2 mos. mortgage, if u can come up with the 2 mos. and have FHA LOAN U will not pay anyone. Contact FHA ASAP MONDAY. If u dont have this, have u tried dealing with ur mortgage company,really they do not want your home as people believe, it cost them money for up keep etc. till it sells. Have u offered to pay at least 2 -3 months of ur mortgage, if not u should there is a good probability u will be able to negotiate, dont stop with one phone call, keep calling ask for the supervisor if u get no help from customer service. Another question did u at least pay some of ur pmt. per month, if not u should have for good faith, more apt to work with u. How long have u owned home do u have equity u can borrow from? That is another alternative. Also have u gone to organizations that help people in time of hardship? There are alot of avenues there, churches r great at helping I have had many residents receive help from all denomination of churches, also there is a network of community ministries that does also help with amt up to aprox. $200.00 u can get # in Richardson and Dallas. I would do all I could to save my home, have u thought of ways to earn extra money such as a sale of items, u can call it estate sale brings in more money than using term garage sale. Remember u can replace items, but ur home is another story, think of all options, u can do it, I hate to hear of anyone losing their home, I hope I have been of some help. |

I am ultimately surprised that you have not been foreclosed on and evicted?! |

I don't know how to help you, but I just wonder why you'd wait until you're 5 payments behind to try to get help?
You should have started when you couldn't make the first one. Now you want someone to bail you out for little or no money.

How about calling them and explaining your situation. They usually don't want to foreclose anymore than you want them to. See if they wont work out a payment option or something for you. I don't feel that borrowing money to pay for something like that because you don't have the money is a good idea anyway. If you cant make the one payment how are you going to make two? |

Go to your local "welfare" office, the place where people get food stamps and other assistance. They usually have special programs to help people in your situation. I know there are government grants that can help you out too. If you can't find a way, just try to get a loan from somebody. You may just have to sell your house and move somewhere you can afford a little better. Good luck and I hope you don't lose your house. |
