From what you decribe she should be receiving spousal and child support. Have her show the court order to the landlord.

she should be able to rent on PT wage, i did, and had no bother. is her husband paying anything for their children, as by law he has to provide housing or a substitute (ie enough money for rent) for their children, for the welbeing.
otherwise someone can go guarantor i think. but follow up on the husband thing. |

You can understand why the landlords will not want to rent the property to someone who doesn't have a secure income.
She could either try and pay 3 months rent in advance and see if the that appeases the landlord, else she could get a guarantor who would pay the rent if she couldn't. |

Under these circumstances she should be able to get a council property or housing association property.There are government incentives available for help with deposits etc so she must go to the citizens advice beareu who will give her loads of help and advice. |

If she is working part time and affords the rent at present, perhaps a letter of recommendation from her present landlord would help to stand her in good stead. Does she also get some kind of benefit or support - tax credits/child allowance etc? This can also be factored into her incomings for the new property.
Not all places demand that she earn twice the rent, as long as she has a good reference and can afford the house then there shouldn't be a problem.
The other option might be for you to be her guarantor, if you're happy to do that - if you own your house then no-one would bat an eyelid about having you as a guarantor. Another option might be to pay 3 or 6 months rent in advance if possible.

In South Africa, as long as you are financially able and credit worthy you can sign the lease, pay the deposit, and legally make yourself liable for the rent - it can be done. Maybe the same principle applies in your country?! |
