How could listing my home at a higher commission rate benefit me?
1. I could raise the selling price higher
2. It will attract more realtors to show the house and could cause it to sell more quickly

Look: Realtors are as greedy as they come. First, they show their listings, because they hope to get a commission from listing, and then selling---double commission.
Next, they will look for the higher commission: 7% or 8% on the MLS service. They will then send out their client to see these first hoping to get a piece of this commission.

Thirdly, if all else fails, they listen to the buyer and send them out to several slightly more expensive properties, then finally in the ball-park listings. We were taught that a client would normally be really interested or purchase the third property. Well....some times.

The commisson fee schedual, is kinda like this: say based on 6%: the listing broker gets 3%, and the buying broker gets 3%.
Of that the agent has an agreement contract with the broker. If he is new, he may get 1%-1.5% or any where in between. But if he is the best in the business he may get 2% or more especially if he is producing alot.

So if you raise that to a 7% or 8%, then the broker raises the agents portion a little more.

HOWEVER: the buyers are savy too. They want nice, nice, nice, and location, too. So curb appeal, new kitchen, and carpet, and "wife-things" (women get what they want).

If you need to sell fast, and get out before the colapsing markets makes you cut deeper, I suggest you drop your price, or try to rent it out. Because, I don't feel that realtors steering clients to their profitable listings really is the way to go, or work that often.

And raising your price only works in a sellers market where you have multiple offers for a "hot" looking property.

It will not effect your selling price and certainly will not effect drive by's.

More realtors would show your property versus a property that doesn't pay as much. Realtors want to make as much money as possible. You could however negotiate with your realtor that if he/she lists and sells as well that the commission would be smaller. They usually go for this.

1-wrong 2-wrong 3-wrong, three strikes your out. 1 You can sell it for a higher price, but the buyer would not get a loan for higher than the appraisal and when I appraise a purchase I don't give a dam what the sales price is, Im doing a market value appraisal to protect the lender not to get the seller more money. 2 it may attract more realtors to want to show it, but they will also know its over priced and will not want to waist there time. 3 Why would it attrtact more buyer to drive by? I know one thing, thats just what they will do "drive by". Remember the realtors don't buy houses the buyers do. Price it right you fool.

to sell your house quicker and benefit you .... lower the selling price and raise the commission.

If there are 100 homes on the market in your area for sale .... and 90 of them are offering a broker commission of 3% to the buyers broker, 6 of them are offering 3.5% and 4 homes are offering 4% which ones do you think will get shown more?

Raising the broker commission will get more people to tour your house.

Some suggest paying extra commission to the buyers agent when they bring an offer. I can tell you that most of us are not looking for extra commission when searching for homes for our buyers. We're looking at the criteria the buyers have.

I strongly urge you in today's market to pay your listing agent more. They are the ones that spend alot of money up front to market your home. Give them more to work with on your behalf. For the extra money though I would ask them to provide a Circlepix or photo tour of your home and upload to various websites, zillow.com, yahoo.com, craigslist.com, Realtor.com... 85% of buyers search the internet for 3 months prior to viewing any homes. So where do you want your listing promanetly displayed? Brochure booklet not just a flyer on the home. Maybe ask them to hire a professional stager to come in and stage your home to make it the best in the neighborhood. Now your task is to make sure you have done all the routine maintenance and spruced up the place? If a buyer has an inspection and they find something that was deferred maintenance, you may lose the deal. Oh a fresh flowers by the front door. Best of Luck!
