Typically, the process is similar to when you bought the house. A new deed is applied for with the new owner(s) name. Check with your county office that handles such matters for specifics. |

If you live in one of the following states it's my opinion that you should consider a transfer on death deed (TOD) that way you can continue to own the property do what you want on the property and not be liable for any actions or outcomes of suits against your son if any and the property would automatically transfer to him upon your death. You can always revoke that future transfer if something happens unlike any other deed.
Arizona, Arkansas, Colorado, Florida, Kansas, Missouri, Nevada, New Mexico, Ohio, Wisconsin
Alternatively you can go to a title company they have underwriters that are attorneys and seek their assistance in completing a deed transfering the title from you to you and your son (Warranty Deed, Special Warranty Deed, Quit Claim Deed)
Before doing the deed I would consult with a real estate attorney and ask for advice of the pros and cons of bringin someone else, even your son, into the title and how that can affect your interest.

You DON"T unless you want to lose it.
consult a tax person, a lawyer, a real estate lawyer before you open your self and your estate too lots of legal painful costsly expensive problems.
Add him to your title can get your title liened on becasue of any problems that can happen to him or his family from any judgement. you can lose the house. |

Hello - Simply go to a local Title Company in your area and perform what is called a Quick Claim document to ADD your Son to your real estate investment. This would be a great idea. Also, you may want to make a note of this in your Will or Living Trust Document as well? Just a suggestion. Good Luck! :-) |

Where are you located?
In California, you would do a Quit Claim deed. You can get this form from a notary and then have it recorded at the County.
Basically, you quit claim the property and then add yourself and your son to the title.
Process may be different in other states. |
