When I first started to rent, she didnt want to rent, but wanted to sell and get the house out of the way and have the money. Now, that she sees I am a good renter, she isnt sure if she wants to sell, I want to try for a loan in August. How do I ask her to sell and get a good price on the home. It is a bit run down and I have some good ideas for improvement but dont want to put money into it if I cant buy it. She doesnt want to put any money into it either. |

I would first go to www.zillow.com and search the address where you are living. It should show you what the value is. Get your financing option and then make your land lord an offer. |

Money talks, give her an offer that would benefit you but make her think twice about keeping it to rent. It wouldn't hurt to mention the ease of not having the hassle of renting and all that goes along with landlord duties. |

Make her an offer to purchase. Make sure she understands you are going to find a home to purchase and will move if she won't sell. |

Ask a Realtor to give you a "CMA" on the house to help determine the worth of the house. Then make her an offer. |

You could get a preapproval from a bank, make an offer (contingent on satisfactory home inspections and after good research on property values in your area), and see what she says. If she says no, then find a reputable real estate broker to make your dream come true. Don't do anything to improve the property for her. Wait until it is yours. You don't want to increase the value and up the asking price, that would be like shooting yourself in the foot. |

Jus tgo and ask her instead of you just renting the house ask if you can change the agreement to lease to own adn then when you apply for your mortgage loan then you already have the house and try to tell her what you think the house is worth and see if she agrees or negotiate with her. |

Inquire about rent-to-own deals......or...if you really want the home bad..if it is your dream home...save..borrow..do whatever it takes and make a cash offer when you feel they may be in a position to need a windfall of money! |
