 Looking at buying a house. I have never talked to anyone and I wanted to know where to start?

How do I ask renters for owed rent in a firm but polite fashion?
I am an assistant at an apartment complex and my boss (the apartment manager) just got fired. I just got hired a couple months ago, with no prior experience in the field. Now the higher ups are asking me to collect all the delinquencies that my manager hadn't...most of them are small amounts that just need to be settled (100 dollars or less) but some of them are larger (one to two months worth of rent)... how do I word the written notices in a way that will be effective?

"3-day pay or quit" and follow through with filing evictions.

Anyone not paying their rent for 2 months is a creep and being all nice isn't going to make them pay. They are Users and will continue to use you as long as you let them.

Refer to the contract. Warn them about eviction. If they cant pay then you will have to evict them and collect through some kind of agency. You will take them to court or threaten a lawsuit and reach a settlement.

Give them exact deadlines for when amounts need to be paid and what will happen if deadlines are not met. For example say they have till the 1st to pay or they will be given a $50 fee and $5 per day after that.

Entice your tenants to comply......I'm sure your office has "shell" 3 Notice to Quit or Pay" Notices ready to go......send them out, but say......if you bring your accounts current w/in the 3-Day period....the management will forgo the late fees...

I bet you get huge results....and on the ones you don't....well, fine, because you started the "legal eviction clock"...and can lawfully start the next step in the process...

If you want to stay in this business, you must be firm! They are breaking the rental agreement! Simple as that!

The people that are 2 months behind must be served with a "3 day notice to pay or quit". This is the first step in the eviction process.
The people who owe only a small amount should be given a notice to pay within 14 days, or they will be evicted also.

The easier you are on the tenants, the more they will take advantage of you.

If they give you a "sob story" about being broke, uncle is in the hospital, etc. just tell them it's not you who's doing this, it's the owners and you are just a messenger. This way you're the good guy and the owners are the evil landlords.

Most people who have a history of late or no payments are showing that they are not responsible, and it's just a matter of time before they quit making payments altogether.

I think you might should start it out as a reminder, like "Just a reminder you rent is/was due Nov 1." For the ones that are a few months past due, maybe you should approach it like, how much of x amount can you pay this week. Maybe it wouldn't overwhelm them to be hit up for several hundreds of dollars at once. They know they owe it and maybe if you can squeeze a couple of hundred out at a time they can get caught up and they will see you as understanding and willing to work with them and maybe they will respect you more. Hopefully they will pay up, just remember, it's your job so don't feel bad about it. Good luck.

Trying to start the eviction process is a hassle but must be done
for those that are months behind but you ll find that there is always an excuse. You just have to be firm about it If they don't pay post a letter on their door. Letting them know they need to be paid in full or the eviction process goes through. Familiarize yourself with landlord tenent laws of your area or make your landlord help you with the forms

1/ Make sure you use company letterhead. Sign and date the letter and then photocopy it (you keep one).
2/ Do not refer to yourself personally in the letter- you are speaking on behalf of the property company.
3/ Make sure you address the letters to each tenant by name, and specify the exact amount they owe.
3/ Apologise for the inconvenience, but advise the tenant that if the amounts are not paid by a certain date (say... a date two weeks from the date of the letter for example), a collection agency may be brought in, or legal action may be taken.

I used to be in that position. Hope this helps!

Dear Sir or Madam: Your rent for (address) is deliquent and the amount you owe (insert dollar amount here) must be paid by (date goes here) or we will be forced to proceed with eviction procedures as noted on your lease.

At least, that's how I'd do it. After consulting their leases to confirm you have the right to get that money. I'm sure there's a time limit. Then get your bosses to work on evicting them, it's usually 30 day notice. Besides, your bosses should be able to tell you how to write the letters as well considering it's not your fault the apartment manager got fired. Best of luck

We understand that things do come up, so we are requesting that you please make arrangements with us to pay that amount. If tennants contact you and attempt to defer their payment for even longer, just tell them "I'm sorry. You have defered payment for long enough. We really need the full amount".

You can try working with some of them to have them pay a certain amount every week or so, but if things don't work out and they still refuse to pay, you will have to keep your word and proceed with the eviction process.

You call them and let them know how much they owe. Give them a deadline.... "if I don't have payment in full by X day at 5:00 p.m., I will have to serve you with a 3-Day Pay or Quit". Then follow thru. They know what they owe and why. You should never have a tenant that owes you two months rent. Within a couple of days of it being late, you should start the legal process to remove them from the property. Remember - you work for the owner and it is your responsibility to protect his assets.

Instead of polite, just try to be cut and dry. Not ugly.. more.. mechanical I would say is the best words. Dear Miss Jones, It has come to our attention that we have not received your rent payment for the month of October. You are currently 23 days delinquent. Please make arrangements to pay this amount immediately or the following actions will be taken... blah blah blah.. You get the idea. Make it impersonal, so that when you see these people again, it won't be cause for vendetta or difficult dealings. Look up under Google "rent collection letter" and I think you will find some form letters. Good luck.

Well, my dad owns a collection company and you must be strict with them, but yet built up some rapport with them, if they get testy be sure to tell them where they will be living if they don't get caught up. If they say, well, i've been late before, and it wasn't a big deal say something like, our company has tightened our policies on late rent and you need to come up with a plan to get it caught up or "we will have to take further action" They know what further action is. But if you built rapport and show them your heart, there heart will come out and they will explain how they will get caught up, just remember, they get testy, you get firm, because, "you will take further action"...haha, hope this helps, email me for anymore help

What did your boss say would happen if they didn't?

I would simply say according to the signed agreement to your lease you are expected to pay the following amount on a monthly basis. This agreement is now delinquent and you must pay it immediately by such and such a date or or further action might be taken. IF there are any questions or any errors in this letter then you contact me and bring the receipts to you so you can all get this settled as quickly as possible.



The action won't come from you...but your boss. He is the one that is going to have to put them out...all you can do is ask for the money. Ask your boss how much time they have and add that to the note too.
