Not difficult. Draw up a contract, outlining the terms; it is good to crib from a standard realty sales contract form which is available at stationery stores. (There are a lot of what-ifs, and they all need to be dealt with.) If you are financing the deal, you will need an escrow or closing agent to handle the paperwork, but if there is no outside lender involved, you can do that yourself. At closing, the seller will deliver a deed, with wording similar to this:
"Grant Deed
For a good and valuable consideration, the receipt and sufficiency of which is hereby acknowledged, John Doe conveys all the real estate commonly known as [insert street address], and more particularly described as [copy legal description from previous deed], to Richard Roe and Mary Roe, husband and wife [or such other tenancy arrangement as you want]."
This must be notarized. Buyer takes this to the county recorder of deeds to be recorded. Buyer also hands to seller the agreed consideration.
Although you don't need a realtor to do any of this, having an escrow company or other closing agent involved is a good idea. They will get the paperwork done, and arrange for title insurance -- which is a very good idea indeed. And, as I mentioned earlier, if there is an outside lender, they will require the use of such an agent in order to insure that the mortgage is properly done and recorded. |

You don't need a realtor but they know all the paperwork and have the connections to make everything go smoother. Honestly, don't buy a house from a friend without a middleman. There are so many things that can go wrong and you dont want to lose a friend over money or possessions. A realtor can help, if by no other way than by being a scapegoat when something goes wrong. Good luck. |

Agree on a price, do an internet search for real estate contract for your state (they're pretty standard by state), fill it out and have both parties sign, take it to the bank and they'lll handle everything from there... |

Contact a Title company, they can help you draw up a contract and handle the entire closing.
They also have R/E atty's onboard. |

You can just go you an Escrow office who can help you do the right paperwork. Or you can go to a "help you sell" or something like it that won't require all the commission...but will help you do the paperwork. We bought a house from our parents one time and a realtor just helped do it for us....you can make a deal with one, just to handle it for you. But you can also just go together to the Escrow, and they will handle it for you. |

You will want either a realtor or a lawyer. There are quite a few legal hoops to jump through and you can rest assured there WILL be problems with the house, so if you want to maintain a friendship, you better make the purchase right--and that should include a home inspection. This is likely to be the biggest purchase of your life and a friendship is on the line. |
