How do I deal with difficult renters?
They moved in 3 days ago and already have a list of problems.
I have addressed some of their concerns like; I changed the locks and put new smoke detectors in.
They are complaining that their dryer is not compatible with my plug (condo was built in 2005) am I responsible to buy a new cord for their dryer?

Just so everyone doesn’t think I am a slum lord. The smoke detectors that were in there functioned fine. The renters are deaf and asked for ones that cost $130 each that have the flashing lights on them.

Hopefully the issues will die down quickly. You addressed two of their concerns with the locks and the smoke detectors (Smoke detectors last for approximately 10 years. All smoke detectors should be replaced every ten years as the ionizing source is no longer effective after ten years).

The dryer issue is theirs. New(er) electrical codes on dryers (and dryer outlets) require a 4 prong plug THAT IS GROUNDED. Dryers take immense amounts of electricity and are not standard 120v plugs, but massive plugs for high current applications. The old 3-prong style were supposed be grounded separately and no one ever did. The new cord for the older dryer costs about $15 and takes about 10 minutes to replace. Plus it means their dryer is old. They should be responsible for the dryer cord and it's replacement.

Address the issues as they come up, one by one and determine if they are reasonable people or not. Hopefully the issues quickly go away...

The dryer issue is their responsibility. You should not do anything to the condo to change it (new codes trump old codes) and you should not have to buy a new cord for their dryer. If their dryer is too old, you may want to tell them to get a newer one, just for safety reasons. Or, they can go ahead and contact an electrician to put the correct cord on it.

The other concerns were valid.

I have the dryer plug issue as well. Personally I am just having my electrician switch it out to what they need. Legally I could deduct this from their deposit, as it is optional, and I will if they do not stay long term. If they stay over a year I will not be do piddly. The last thing you need is for them to try and do it themselves and get hurt! Just change it, it will only cost you an hour or so in time.

I think you are required to change the smoke detectors under the American with Disabilities Act since they are disabled. You should be able to claim this as a property upgrade under the Act as well. You should be completely refunded for it.

Is the condo equipped for gas or electric dryer? If gas, it should have a 110v outlet and gas connection. If electric, it should have a 220v outlet. As long as you have one of those, the problem is the tenant's.

They must have an awfully old dryer. If I were renting from you, and MY dryer plug didn't match your outlet, I'd take responsibility for that myself. After all, it's MY dryer. The other stuff, like the smoke detectors and locks, would be yours.

Yeah, i'd say a lot of the issues are down to you and probably should of been checked before renting out (unless they are just being fussy c*nts) ... but the dryer is definately their issue...
Just... pretend to be on holiday for a few months..

You are not responsible for buying a new plug, however, to keep your condo from burning down, I would offer to send your maintenance man over to change out the cord if THEY purchase it.

That is as far as I would go.

However, keep in mind, just from what little you have written, I could NEVER rent to a tenant without working smoke detectors....you are responsible for making sure the unit is safe.

yes, seriously, what kind of dryer are we talking about? I've never seen one that does not go into a normal 3-pring outlet. Condo is too new not to have 3-prong outlets, and even if it is only a 2-prong outlet, it convertor costs about 50 cents. If you want to avoid a headache, change the type of outlet, its cheap and easy. But even better, push back, or they'll continue to ask for more and more. tba
