While friends may tell you they know someone who does sell real estate, that may not be your best move.

Think of the business owner who uses a friend's son or daughter to handle their network for his computers. His son may know more than the business owner, but that doesn't make him good at what he does.

You could definitely go it alone and sell it yourself. But if that is not where your head is, contact the most reputable real estate agency in YOUR neighborhood.

Have you seen someone who has sold alot of homes in your neighborhood? That would be my first call (but probably not my last) They know your area and market and may even have some potential buyers looking for your neighborhood.

It really doesn't matter when selling. All for sale listings go into the Multiple Listing Service. All Realtors have access to that service. Chances are very good that your agent won't be the agent that brings a buyer. Just make sure of a few things. Make sure your real estate agent is a Realtor. Not all Agents are Realtors. Realtors belong to the Board of Realtors. This is an organization that sets ethical standards for real estate agents and brokers. You have a better chance of getting an honest agent if they are Realtors. Make sure you agent is familiar with the market and the homes in your area. You want to make sure your home is priced to sell. Most homes are sold within 30 days of going on the market, so price it right. Call a couple of Realtors and schedule them to come and give you a market analysis for your home. Ask a lot of questions and pick the one that you like the best. I am A former Realtor.

It absolutely does matter.

Yes, the listing goes in the MLS where all Realtors can see it. However, there are some less motivated Realtors that will take one exterior picture, one or two lines of description and that is it. A good Realtor will take a bunch of pictures, write a great description and create a Virtual Tour. The internet is the first place most shoppers will start their home search, one picture and a short line of text isn't going to generate much interest.

Some are tempted to list with the Top Producers. With those Realtors, your house will become one of many and you will not receive any special attention to market the property. You will talk to the assistant more than the agent. They are top producers typically due to volume, not service.

Find a Realtor that you can build a rapport with, different people respond differently to each other, and since you should be working closely together to market the listing, find someone you click with.

Grab the Sunday paper, go to some Open Houses. See who is working professionally to market the property and who is just 'sitting' the Open House. Who brought flyers and financing information and who brought a book to read.

There are many bad realtors and few good ones. The only way to protect yourself is to limit the listing agreement to 2 or 3 months. DO NOT sign a 1 year listing agreement, or even a 6 months agreement. If a realtor can't sell your house in 3 months, you will be happy to be rid of him or her.

One way to proceed is to go to some open houses and speak with the realtors who are conducting them. You may find one that you particularly get along with; if so, ask for references.

I have been a Realtor 4 years after a successful career as a Mortgage Broker. Before I got into the business I bought and sold many homes. I have worked hard to become #54 out of 2008 agents in North Atlanta/South Forsyth area.

Begin by asking others that bought or sold a home recently. Remember, there is a difference between who they know compared to a good agent. You can actually meet and interview agents. You can get a sense of a "bond", like a new friendship, when you meet a good agent. You will find seasoned agents that have been around forever and will do a good job. Newer agents may not be disregarded because they are "hungry" for the business and may perform as expected. "You get what you pay for" in this business as far as negotiated commissions. Discount brokers may not offer many advertising avenues necessary for the success in selling your home.

An agent must give you in detail their plans to market your home. This plan MUST include where they will advertise, "open house" schedule, and a "price point" to start by providing comparison of other homes. Good agents will ask to "walk" your home to get a sense of what has to be done to sell on your part, i.e., painting, clutter, smells, "rot" outside, etc. I, for instance, will not take a "listing" if the seller is not going to prepare to put on the market, IT WILL NOT SELL.

One of the first documents I give to the seller is a "Seller's Disclosure" which indicates major repairs, "lead based" paint, and any structural condition, repairs, and solutions made. This will also provide problems known by the seller, if any, currently. This document is mandatory and is law in Georgia. This "tool" in necessary for me, as the "selling agent" to have in marketing the home. It can also be utilized in negotiations by a buyer or buyer's agent.

When shopping for an agent many overlook a great "tool", professional Real Estate organizations. Agents are required, in addition to their own company, to register and be a member of an organization. These are organizations to insure the integrity and professionalism in our business. A local real estate office, any of them, or phone book (whitepages.com) can assist. These organizations can provide you with a list of real estate companies with total volumes sold, total listings, almost everything you need to shop. Each real estate company can be listed in order by rankings and may provide you with a company that show their agents work hard for you.

My "listing" interviews last an hour minimum. It is important that you and the agent understand all involved. It outlines strategy and if you want to use this agent and if the agent wants your "listing".

I agree, it really doesn't matter which real estate agent you use since they all shove it on the MLS. Here is what I will do with the real estate agent you find:
1. Offer 4% for the buyer's agent and 1% for your agent.
2. Pay 2% for the buyer's closing cost
3. List your home at current market value
4. Have a lot of pictures taken of your home
5. Advertise your home on free online websites like www.craigslist.org
6. Make sure potential buyers can see your home without jumping through hurdels, like 1 hour warnings, etc.
7. Send out e-flyers
8. Have a virtual tour
