Here is the reality with market value: it is only worth what someone is willing to pay.

And the only way to find that out would be to put it on the market and see what the offers are, IF you get any offers.

Appraisals made for loans always come in at the amount the bank needs it to. That is why so many people got in trouble and borrowed more than the house could sell for.

I bought my home in 2004. We got, at that time, a great deal. Now, I couldn't sell it for what I paid even though I have put over $20,000 more into it.

Yet, the tax man says that it is worth $36,000 more than I paid 3 years ago. It had sat on the market for 2 years at $20,000 more than I paid and still the city says it is worth even more than that.

Your main "value" in your home is the fact that you live there. It is not "free" to live and if you rent you are just throwing money in the garbage. At least after you eventually get your house paid off you could live rent free.

And what comes down, must go up, eventually. It may be a long, long, long time though

Call a local realtor and tell him you're thinking of selling.

Get three realtors to come through and take about 20% off of that figure.

Real estate agents might have a general idea of what the selling range could be. But to get a more exact and trustworthy idea of the property value, hire an appraisor. Banks and all lending institutions base there loans on the work these people do.

Just look around your area and see what the market is selling for. Or you can have an appraiser look at your property Also you can look at your property tax appraisal it will give you somewhat of your property value.

Sell your house today. That's the only way you really know what it's worth. Everything else is just an estimate.

Find an appraisal it cost about $350 TO $400 they go around your front and back yard come into the house draw all the rooms you can tell them if you updated your appliances that adds to the house especially if you updated say a bathroom!

Then they send you how much your house it worth. Look in the phone book you should be able to find one!

you can contact local taxing auth. for taxed value and also talk to local appraisers for their opinion and also check and see what houses that are like yours sold for in last year these should give you approx. value also local real estate professionals can assist

Here's the true definition of a houses value - The Value of a house is what someone will pay for it.
So, truely any of the answers are just an estimate, being from a Realtor, an Appraiser or any tools you can find online.
If you are planning on selling, call a Realtor you can use all the professional help you can get, from the legal aspect selling in todays market. If you are thinking of refinancing call a lender, you need to call them anyways to refinance, if your just curious, go on one of the home estimaters online or get out and see whats out there and keep an eye on the sell of the properties in your neighborhood.

Try Zillow.com, but they're not very accurate. Problem is right now nothing is moving unless it's priced WELL below its value.
