You need to go to an attorney who specializes in Landlord/Tenant law in your area. Not someone who does it occasionally, but someone who does it as their bread & butter.
They will file what is known as an ejectment action in civil court. Ejectment actions return property to the rightful owner, especially in cases where the person occupying the property has no legal right to be there. California may have a different name for this process (summary possession, etc), but a Landlord/Tenant lawyer will know exactly what I am talking about and tell you what they call it there.
Calling the cops blah blah won't take care of this matter. He had a right to be there at one time because your niece allowed him to remain there with her. The cops aren't going to get involved in what they will view as a possible self-help eviction. Regular housing court can't help because he is not and never was an actual tenant.
Do what I said and you will be able to get him out permanently. |

No rental agreement,needed. you need to post 'Notice to pay rent or quit notice.' and serve with 3 day eviction notice.. .then file with courts...don't wait..do it now, takes about 60 days. |

Have you tried throwing his stuff out on the lawn and changing the locks? Id talk to an attorney or see if you can file charges against him for trespassing. You own the property and that alone should entitle you to a few rights yourself. Fight for what is rightfully yours and you cant go wrong. |

Change the lock when he's not home.
If he wants his stuff back, he has to pay you back rent.
If he refuse to pay you back rent, file civil lawsuit in a small claim court for unpaid back rent.
Write an eviction notice and ask a Sheriff to delivery it to him. This will cost you about $100-$200 just to get him out legally. |

Oh this is fun. Well actually i just realized that you could just call the cops if he doesn't own your property you may have him escorted off the property and if he continues to come you can have him sued and have a restraining order.But personally i would just buy 4 dobermans and let them loose and video tape it but make sure before you let them out you post beware of doggy signs then he cant sue you! Or you could just let the wead smoking Rastafarian stay there and make him do all your yard work! |

call the police and say he is tresspassing and you feel threatened.
after he leaves change the locks throw away his stuff and get an order of protection |

call your local sheriffs office have him removed as a trespasser you might give him something in writing first give him some time to get out after that point call the sheriff show him the documents you gave the leeach and have him removed, besides without electricity the property is uninhabitable he could be running space heaters and crap could cost you your property then where would you be? |

You just need to call the cops to escort him off your property. He is trespassing. Tell him he has one week to get out and then he will be escorted off your property so he has time to pack and move his stuff. |

Here's the deal. Call the police and tell them that you think someone might be living on your property without your permission or consent. The police will show up and unless he can prove that he can legally live there (he has utilities in his name, a signed rental contract, etc.), they will physically remove him.
However, if he has any legal claim to your place as a renter, such as paying you rent at one time or another, you will need to go through the eviction process.
