C00KiE | How do I know when everything is going to close for sure on a home? |
Our offer got excepted and we submitted everything except for 3 papers that I am waiting to receive (1 paycheck stub and 2 bank statements). We signed papers and shipped them back and I checked the status of the loan and the last thing they ordered was the appraisal. I want to know when I know for certain that everything will go through so I can start buying stuff for our new home. Additional Details also before we were able to make an offer, we had to get pre-qualified first. |

It appears as if you are still in the mortgage approval stage.
Once the appraisal has been gotten and accepted by the lender with no conditions or requirements this is a good indicator that things are going great, but not that the mortgage will close, but a very good indicator.
You should be told by your loan officer when your loan is approved and an expected funding date.
You should stay in constant contact with your closing agent, sometimes called an escrow agent.
This person would know better than anyone else.
Another person who would know immediate information is your loan officer, you might ask the loan officer when is The mortgage schedule to fund. This will give you a preliminary date of sorts. Make sure you ask your loan officer if there is anything that would keep the mortgage from funding.
Now once you have found this information out from your loan officer call your closer and see if there is anything that would keep the loan from funding?
A day before funding call everyone once again and touch bases with them to make sure things are still in a funding mode.
Now about buying things when you are given a funding date is a pretty good indicator that all is well and you should be in a good position to now go purchase things you want for your new home.

Sounds like you are moving right along to purchase your home.
Now a word of caution - DO NOT PURCHASE A LOT OF STUFF FOR YOUR NEW HOME.
You have been approved based on the amount of debt you currently have and the amount of money you have on account.
Please check with your lender and real estate agent before incurring more debt or using your cash on hand.
You will have plenty of time to buy items for your home after you actually HAVE a home.
Most lenders will do a final credit check before closing to see if you have incurred debt they were not aware of before. And the lender may want to see cash on account for a certain amount.
Don't queer the deal.

I wouldn't buy ANY THING until you have the keys in your hand and you KNOW for SURE that the home is actually YOURS!
a friend mine went to sign her papers the day her house was supposed to close and it fell through in less than 3 hours before closing was to take place...talk about a messed up deal...she was heart broken and had new things for her home...not a good idea to do that...we made an offer on a house last week and are not buying anything new until we know that its ours don't want to curse it....good luck to you

Not to sound like a smart *** but seriously, you'll know when a house will close for sure when you are closed. Deals can fall apart anytime, even at closing. Just because all of your finances are in place doesn't mean that you are guaranteed to close. The title could come up unclear, a lien on the property by the builders or workers, etc., the seller could have never gotten a permit to remodel the house, ANYTHING!
Even though we all like the plan ahead and know our closing date well ahead of time, more often then not something always comes up delaying the closing date.
If you want to start buying stuff for your new home, I would wait closest to the closing date but there is no guarantee until that money is deposited into your account. |

You should get a loan commitment letter that says you are approved with certain contingencies, which it will list. If you can produce or do what they ask, you have a loan.
Next you should get a copy of the commitment for title insurance and the appraisal. You won't get these things unless you ask for them (except you'll get a copy of the title report when you sign closing documents).
The closing office will call to make an appointment for the closing. That is a good sign that it is going to close.
If you have an agent, he/she should walk you through this process. Another resource is the title officer or closing officer, who knows this process inside and out.
Tip: Ask to have a copy of the main closing documents at least a day before you are scheduled to sign. Take them home (or have them faxed to you) and go over them with a yellow highlighter, making notes of all your questions. Call and get the answers so you won't feel foolish asking your questions at closing. Mistakes do happen and it is better to find them early so they can be corrected before signing. |
