How do I prevent getting a poor tenant?
Right now I'm considering purchasing a duplex to live in half and to rent out the other half. I'm very scared though of getting a tenant who abuses drugs or doesn't pay their rent. The last thing I want is to rely on someone useless to pay half my mortgage. The next scariest thing is having my entire house smell like marijuana.

What do I do?

Require them to fill out a rental application. Check all references, including past landlords. Before they move in, make them sign a rental agreement, with all of your rules and restrictions in writing. Don't leave anything to chance.

There is never a 100% chance you'll get someone Great as a tenant but you can do things to help yourself get someone who're reliable. Do a Credit Check and a Background Check on them. Check out their references, Call their job & talk to their boss. Also call their last landlord and talk to him about how good or bad tenents they were.
You can also think about taking in Someone who gets section 8 as a tenant., This way the rent is Guaranteed by the Govt and any damages or loss of rent will be paid by the Govt. Its not a bad program if you get the right person in there. There are elderly or widowed men & women who are looking for an apt and are on social security. I would suggest getting someone older & more mature as they're usually set in their ways and pay their bills on time.

definitely check their credit, if they have good credit, they're 90% of the time responsible

As a renter I can give you some useful advice-First off dont just do a credit check of the person but a background check as well.(of evey adultover the age of 18 who will reside there) I would rather pay 100-200 for this info then pay 2-3 thousand in getting a headache tenant out. I thnk if you live in half of the duplex youwon't have to many problems. In addition look for someone who has a consistent job history...preferablywith the same company. Peoplelike that tend to be consistent in their bill paying.

I do background checks for potential renters and the only way is to do a thorough check including past landlords. those instant on line checks are worthless.

well im having trouble in finding a house myself. I'm only 23 with a 12 month old boy. and i'm planning on trying to get a house so we can be a happy family. My boyfriend is a mechanic (which isn't a bad thing) im just thinking people have something against mechanics especially land lords). maybe land lords should talk to the people that are trying to rent instead of the stupid property managers.
