Not really. If you don't even want to use a firm like FOR SALE BY OWNER, which makes it a bit easier, you should look into buying a home selling kit at your local office store or maybe online. It will contain all the forms to get you through the whole process. Make sure on any disclosures about your home that you are truthful. I can't tell you how ugly it can get if you're not and the buyer catches you on it. I definetely agree that you can sell your home by putting a sign in front of the house and an ad in the paper. www.fsbo.com is also a good source. People make the mistake of trying to save money by not hiring a realtor and then trying to sell the property at market value. Yes you might sell your home eventually, but if you want to sell it fast you should have an appraisal done on the house and then reduce the sales price by maybe 2% or more to make it look more attractive. You would be paying a realtor 6%, so you will still be saving money. I definetely do not suggest going to a "discount" realtor that charges only 1% or a flat fee because when buyers go out with their realtors their realtors know exactly how much they will be making on each house and they will steer their clients towards homes that have a higher commission. |

You need to check your local laws regarding your responsibilities for the transaction. Make sure you disclose any and all problems with the home to potential buyers, you don't want anything to come back to haunt you later. You should also talk with a realtor, even if you don't end up listing with them, about some things you can do to protect yourself during the sale. |

there is a site called fsbo.com (for sale by owner) it a great way to advertise your home. many people sell their home on that site within 4 months. they are certain forms need like lead disclosure form signed by you the homeowner if your home was built before 1979, and you will need the home inspected for termites. sometimes it is good going with a Realtor from the board (LIBOR) they have higher ethical standards they must abide by being am member. sometimes you do end up saving time and money when you have an experienced Realtor helping. |
