Be sure it is spotless (hire someone to clean if necessary), remove all personal touches, declutter so the rooms look spacious, wash the windows and have it freshly painted in neutral colors. It will then sell quickly. |

Since you are relocating for work, see if your new employer will help you sell it (actually they contract it out).
There are companies out there that advertise that they will buy houses quickly -- google something like "buy my house" and you will find a number of websites! Keep in mind that since they are a business and often buy "as is" you will not get the current value, but it may be worth checking out! As a word of caution, I would check with the Better Business Bureau to see if there are complaints against any of the companies!

Before putting it on the market, consider making it clutter free, yet a lived in feel. As it is called now "staging" your home for a sale is making a bigger impact than the actual selling price. Good luck with your sale and your move. |

Some real estate agencies buy houses under value and flip them. You can also contact people like the We buy ugly houses group. List it in the newspaper and on www.craigslist.org. If you list it with an agency you will have to figure on the 5-6% commission. Never list at 7%. |

have you spoken with a realtor yet? they would be able to answer any questions you might have, now that it's a buyers market you will have an edge if you sell for less than what the house appraises for. (if you want to take a loss)
my cousin is a real estate agent and has given me all kinds of tips on how to sell a house,..also make sure the house is in good if not excellent condition..ie-everything works and is clean.
