How do I sell my house in spain quickly?
Ihave a house in Spain in almeria and I need to sell quickly. It is a beatiful house with 4 bedrooms and all other rooms ,plus 6400m2 of land on a very private plot, but only 2kms from the nearest market town of Albox. I am selling at a very low price of 150.000 euros. any ideas would be greatly appreciated. Or any offers for that matter. Thanks

Its a bad time to sell anywhere at present but as I did an inspection trip to Almeria myself to look at properties I was stunned by the general lack of information on property details in comparison to UK details.

If your not getting viewings reduce the price, get someone to show them around who can do it in a professional manner one thing I did notice about the resales was how desperate vendors appeared, to make a sale and how little information Agents had about the properties.

Obviously there are lot of sites about presentation and suggest you declutter and if you have a pool make sure its cleaned and not to personal, but sadly Spain was hit 2 years ago in the downturn in property sales and will possibly stay like that until the credit crunch has finished.

If it hasn't sold quick enough, the price is too high.

I doubt you will get a quick sale due to the media coverage of local councils knocking down properties owned by expats, when building roads whilst not paying them for it.

the main thing is to price it right, it's a buyers market at the moment, lots of choice out there.

if you've got that right the advertising then needs to be right, let as many people as possible know it's for sale, advertise in the uk as well as locally in spain.

you could try some regional newspapers, the ad rates are relativley good, and if you use the local papers from an area of the UK you know it can be a good diversional ice breaker (chat about the area as well as your house)

good luck with it.

Since you placed a low price on it, it should sell fast. I don't know if now is the best time to sell your house since mortgages are so high at the minute and many people are facing a financial crisis. Is there a reason as to why you have to sell it in the immediate future? You should probably go to many agents and ask them to sell it for you and advertise on the internet.

guss99
I would never sell real estate quickly. You are what is called a motivated seller and people will know to get as low a price as they can get.

Jim C
you won't even if allen B is wrong the spanish property market is dead at the moment

robertclaubert
The situation of the Real Estate is seriously bad. The market is saturated. The best way: advertising on a national paper such as El Pais or El Mundo. Good luck.

the speaker
just lowering the price
