I assume you are using an agent. If yes. then LEAVE. You shouldn't be there.

A buyer wants to see the home WITHOUT you telling them how great it is. Plus if you start talking with them, you could screw it up.

Leave and let the realtor do their job.

If there are special items/features, etc on your home that you feel you need to explain, then this information should be on a handout or somewhere else.

You should do something outside of the house. If people will be there at 2pm... you leave until 3:30 and come back. You shouldn't be in the house while you are showing it

I wouldn't be there--they need to look through the house without you around so that they can feel free to ask questions, take a serious look, and get a real feel for the place.

If you are there hovering like a proud mama, they aren't going to do any of those things--and therefore may not buy the house. It's best to let a realtor handle it and not be hanging around at all--go to the mall, for a walk, or to the movies...have the realtor call you when the prospective buyer(s) leave so that you know that you can come back.

Go sit in a room reading a book. Be available (and perhaps within earshot) to discuss certain matters, but just chill.

I saw many people said to leave - and usually I am of this opinion too - BUT we sold our home BECAUSE we were home (by accident) and the buyers had some questions and the agent didn't know the answers (!!!). We answered them and sold our home above market price because we gave accurate info regarding our home.

You shouldn’t be there. Your mere presence affects the buyer’s ability to subjectively view the house. The buyers should be left with either their agent, or if they’re unrepresented, your agent.

Are you selling it yourself or are you using an agent?
When we sold ours, we used an agent, and let her do the selling.

If you're selling it yourself I would do this: Explain details about the house when the people come (rooms, size, renovations done to it...etc.) and let them tour the house alone. Let them know you'll be in another room if they have any questions.

I personally wouldn't even be there when the house is being viewed.. take everyone out of the house and go somewhere.

I like when I am viewing a house that I can freely walk around and check out everything without the owner hanging over me or around me.

Just a thought. My realtor said it is professional to leave the house.. but do what works for you.. be yourself, once everything is clean and tidy in the house.. pick a corner and read a book or something. Otherwise, I would leave the house... you can send a needy vibration, if you really really want to sell.

When I had my house for sale I would either go outside or sit on the couch, because the last thing potential buyers want is the owner following them everywhere, it's uncomfortable for them. If they have any questions about the house they will come to you and ask.

YOU LEAVE!!! Let them self tour the home with their agent. They will talk freely. They can't make any decision unless they can do that. They don't want to offend you.

The best thing a viewer could say is their couch looks terrible, mine would look so much better. They are mentally moving in. They won't be able to do that if you are around.

What ever you tell them they will be skeptical of, you don't want them leaving the home questioning your integrity.

Hide the marajuana plants, take Uncle Bob (you know, the one who's not quite right) to his respite home, switch off Xtube on the computer and percolate some coffee (the smell is attractive to buyers).

Hide any corpses you might have in the cellar and have a ready explanation should they enquire about the strange smell.

Get rid of your neighbours from hell by reporting them to the police for necrophilia and cover the rotting 1978 Morris Marina outside with a blanket.

Wear a black armband as it shows that it might be a good value probate sale. Leave some well-targetted books lying around - A Brief History of Time or The Whole Earth Catalogue (not your Bestiality Annual or How to Satisfy your Gay Lover) and fresh flowers always greates a good impression.

Anyway, I try to give them a little privacy.
If there's a realtor, I'd leave and let the realtor show them around. If not, you can show them around, but just act like you're showing an old friend around. Walk out of the room before they do and just hang around there in the hall or something in case they need to "whisper" to each other. LOL

You leave!!!!!!!!!!!! Let your Realtor do the selling. GET OUT OF THE HOUSE! Take your family with you. People who want to buy a house want to see themselves in it. If you're there, they can't very well do that, can they?

Ummm, unless you are the agent you are best off not being there. Generally people are not comfortable viewing an owner's house when the owner is there watching them.....it's like going through someone elses belongings. Also, they may ask a question that you either don't feel comfortable answering or that you mistakingly give inaccurate information...they could potentially use that against you later if they try to back out and want their money back (i.e. lawsuit). This is an extreme but is possible. My suggestion....go see a movie and let your agent handle it.
